The Board wishes to ask members who

The Board will attempt to answer and
provide information concerning these
questions in the following week’s email.
Windows: At present the Association
has received the preliminary report
concerning the window installation
from our consultant Miami Curtain
Wall. The final report is expected to be
delivered by the end of this week. The
information from this report is necessary for our discussion with the surety.
Temporary window replacement:
The MOT has contracted with Complete High-rise Maintenance, Inc. to
replace the glass windows and remove
the plywood which were broken during
the concrete restoration. These are temporary windows at a cost of $12,400.
Cabanas: The Association has received 4 competitive bids (Miami Curtain Wall, P&A, Criterium and Indigo) to prepare the architectural plans
for the reconstruction/refurbishment
of the cabanas. Criterium was chosen
for $9,800 and upon completion of the
plans, and approval by the COMB,
bids for the work will be requested and
a contractor will be chosen. This competitive process is estimated to take 30
days after completion of the plans. The
company who is awarded the contract
will be disclosed as soon as the Board
receives the signed contract.

The Board is very aware of concerns some cabana
owners have regarding the turning off of electricity
to the cabanas. This was not an arbitrary decision
but rather one made on the basis of the safety, liable
and legal implications affecting the entire Association. The electricity will be turned off by July 20th.
In the same vein, the Board wishes to remind people
that the roofs of the cabanas are not safe and the
entrance to the stairs have been blocked to remind
people of such. The cabanas have been condemned
by the City and there is tape alerting people not to
use them. Once a building is condemned, it cannot
be re-occupied or used until approved by the City.

The water pumps: The water pumps will be replaced immediately after COMB permits have been
approved and the pumps arrive from the manufacturing for a cost of $70,318.23. The company installing the pumps is Excel Plumbing.
Hurricane shutters must be placed 30 feet up from
the street. The Association has contracted with
Alum Shutters & Glass at a cost of 36,500 to install
hurricane shutters up to 30 feet. The Board continues to request information regarding the credit of
the original shutters from G&E/P&A and will pass
any information the Board receives to the Association as the Board receives. In addition, the MOT has
purchased a hurricane risk insurance to help allay
potential expenses of damages to units. The cost to
the Association of the insurance is approximately
$27,000.

La directiva esta consciente de las preocupaciones que algunos

for another Downtown Walking Tour, where all of you undiscovered artists and amateur photos can handle expensive
