Be t ic is, first and fo remo st, a t e am which share s a se t o f co m m o n value s. It emplo ys 35 peo ple, including yo ung talents
who bring their o wn inno vative ideas, alo ngside several mo re seaso ned wo rkers who se experience pro vides valuable
expertise.
Since it was created in the year 20 0 0 , the team has been based aro und a ce nt ral nucle us: Gille s Christ nach and David
De t e rm e , the two managing directo rs o f the co nsultancy. This team wo rk is based o n clo se co o peratio n between o ur three
teams o f engineers and the team o f designers. T he de signe rs have wo rke d in 3D fo r mo re than 10 years and are no w
getting use to BIM. They draw up the plans and technical details using the dimensio ns pro vided by o ur engineers. In the spirit
o f co ntinuo us impro vement, all o f the members o f the team regularly receive training and exchange kno wledge in sharing
meetings o rganised internally.
Betic and its emplo yees have a num be r o f t e chnical and e nviro nm e nt al ce rt if icat io ns: the design o f energy-po sitive
buildings and so me hydro gen sto rage research studies are testament to its ambitio n. Curio sity and daring also characterise
the "Betic philo so phy". This mindset and dynamism has seen us gain t he t rust o f num e ro us clie nt s and, therefo re, to
co ntribute to the design and fo llo w-up o f pro jects which range fro m o ne-family ho uses to a 6 0 0 -apartment co mplex, fro m an
individual o ffice to a 50 ,0 0 0 -m2 building.

Filo so f ía am bie nt al de l pro m o t o r : This majo r reno vatio n o f an o ld farmho use was, in mo re than o ne way, an
ambitio us pro ject.
To start with, the client is the o perato r, i.e. Betic, an engineering co nsultancy, kno wn and reco gnised fo r its inno vative and
unusual technical and energy-efficient designs.
In creating a pro ject fo r its o wn requirements, the co mpany has to lo o k at itself and to pro ject fo rwards into the future which is
very fast-mo ving in the engineering secto r. By way o f example, at the time o f acquisitio n we have fewer than 20 emplo yees
whereas to day we have nearly do uble that amo unt. There was a need, therefo re, to create a building which was o ver-sized fo r
the identified requirements and suitable fo r the current requirements.
Befo re beginning the reno vatio n, a budget was drawn up in keeping with the means fo r self-financing. This was a crucial phase
fo r accurately budgeting the co st o f the wo rks, to avo id having to make cho ices which have a negative impact o n quality during
the pro ject.
The budget was exceeded by 2.3%; the go al was achieved.
Our energy go al was to design a healthy and lo w-tech building, o r rather with invisible techno lo gy, that is co mfo rtable, useable
and accepted by its users.
It has been a majo r advantage to have co mplete freedo m in terms o f planning, appearance and the budget. Each cho ice has
been taken by tho se affected and the results have a direct impact o n them, which is a benefit fo r the pro ject.
The result is a pro ject which the who le team has bo ught in to . One surprise is the impact that a building can have o n
pro ductivity and o n the pro file o f a co nsultancy such as o urs.
De scripció n de la arquit e ct ura : Site:
The site co vers three distinct zo nes registered under the urban develo pment plan (PAG): a green zo ne (barn and
o utbuildings), a residential zo ne (main building) and a visible zo ne subject to a co nstructio n ban (co wshed) under which the
existing building o utline must be maintained and preserved.
Thanks to its central po sitio n in the to wn, alo ngside the ro undabo ut and appro ach ro ads, the lo catio n lends itself to a
co mmercial o r pro fessio nal ro le with its gable end o verlo o king the ro ad.
It is a cro ssro ads, accessed via the N13 Ro ute des 3 Canto ns and exiting o nto the N5, Ro ute de Luxembo urg.
This site and building was o f particular interest to the co nsultancy. Its pro ximity, the ability to create o pen spaces co nnected
with the immediate requirements and its po tential fo r future gro wth and the number o f po ssible car parking places are also
advantages.
These zo nes have no w been reclassified into a lo w-density residential zo ne, a change which has no t affected the current
building which still co mplies with the applicable regulatio ns.
Structure:
The structure has an unusual po sitio n o n the site, its mo rpho lo gy typical o f its ro le (e.g. the main building, co wshed).
During the wo rks, the fo undatio ns o f the co wshed walls were fo und to have been damaged, virtually ro tten, as a result o f its
fo rmer usage, which meant that this maso nry had to be demo lished and reco nstructed in o rder to ensure that the building was
co mpletely stable.
The no rthern gable end, facing the Ro ute de Luxembo urg, has been kept as it is in o rder to preserve the o riginal building
o utline.
A large windo w brightens up the so uthern gable end, facing the Ro ute des 3 Canto ns, like a sho p windo w.
The o riginal entrance to the co wshed became the main entrance to the building, replaced with a large lo bby that stretches the
full height o f the building, shedding plenty o f light o nto each o f the different flo o rs.
The existing flo o r levels have been preserved.
A two -level stairwell built between the co wshed and farmho use co nnects the two spaces. An area fo r po ssible expansio n o f
the wo rk space has been created o n a mezzanine.
Particular attentio n has been paid to the internal layo ut, allo wing fo r flo ws o f visito rs and emplo yees to be managed in the
ideal way and fo r wo rking areas to be defined acco rding to the different wo rking gro ups. A co mmunal area called the "meeting,
co nversatio n, canteen and relaxatio n area" has been put in o n the first flo o r.
So lar panels have been inco rpo rated into the west-facing side o f the ro o f.
Skylights o n the east-facing side o f the ro o f (the same applies to the main building), o ut o f view, pro vide natural ventilatio n fo r
the o pen-plan lo ft spaces.
Light, energy and techno lo gy:
Go o d techno lo gy, go o d insulatio n. The building has a high thermal inertia due to its favo urable po sitio n in terms o f the
amo unt o f sunlight.
To the east, the shell o f the fo rmer co wshed has new windo ws o n bo th flo o rs and o n the first flo o r to the west, whereas the o ld
farmho use building has a windo w spanning bo th flo o rs o n the gable end. The existing picture windo ws have been retained to
pro vide the co rrect lighting levels.
The wo rk spaces enjo y a significant amo unt o f natural lighting.
Particular care and attentio n has been paid to the pro tectio n fro m the sun fo r the lo w-energy building in o rder to prevent o verheating fro m sunlight.
CMV in the o ffices is bo o sted by an additio nal supply fro m gro und-co upled heat exchangers.
Architecture:
Clean and understated layo uts, pleasing to the eye, pro viding large o pen spaces, which are user-friendly, suited to their
purpo se.
Sensible use has been made o f technical areas, the archives and the print ro o m.
A dynamic appearance has been created in the false ceilings o f the ro o f o f the co wshed by laying diago nal wo o d panelling and
by inco rpo rating lights which brighten up the space.
Surro undings:
Remo val o f the co ncrete slab o f the fo rmer barn to create car parking o n a po ro us green surface. Creatio n o f an exit o nto the
Ro ute des 3 Canto ns.
A few green areas and a terrace have been created fo r the building's o ccupants.
The car park has been laid o ut in a way that allo ws fo r an o ccasio nal events space to be created.
Materials:
Respect fo r the existing materials. The external walls are rendered, the ro o fs are co vered with natural slates and the windo w
external wo o dwo rk and windo w sills are made fro m lacquered aluminium.
The flo o r co verings are largely a neutral, lasting co ncrete grey co lo ur.
The co nnectio ns between the different flo o r levels feature wo o d and metal, giving a warm and lightweight appearance.
Adaptatio n:
A do uble-do o r entrance was created in o rder to limit energy lo sses.

Si t uvie ran que hace rlo o t ra ve z : If we were to do this again, perso nally, I wo uld treat this pro ject in the same way as a
research pro ject as we design them fo r o ur clients. By this, I mean devo ting a team and freeing up sufficient time in the
managers' schedules.
A co nstructio n pro ject carried o ut fo r o ur o wn purpo ses requires a significant invo lvement; I had underestimated this task.
The pro ject didn't suffer but, as time canno t be co mpressed, o ther wo rk had to fall by the wayside.
If we were to do this again, fro m a pro ject viewpo int: inco rpo rate the aco ustic requirements fro m the design stage.
If we were to do this again, fro m an energy-efficiency and techno lo gy po int o f view: we wo uld duplicate the same design.
Opinió n de lo s usuario s de l e dif icio : All o f the thermal co mfo rt and visual parameters have largely been fulfilled. A few
days o f mild disco mfo rt caused by the lack o f air co nditio ning wo uld no t justify its installatio n.
The real drawback is the aco ustic co mfo rt which is far fro m satisfacto ry and which will be impro ved. If this requirement had
been part o f the o riginal design, the o verall quality o f the pro ject wo uld have been higher.

Más inf o rm ació n : The insulatio n fo r the façade was applied externally by applying 20 to 24-cm-thick insulatio n (as the
existing walls were uneven). A 30 -cm-thick thermal insulatio n was placed o n the ro o f and a sheet o f wo o d, typically used fo r
passive ho uses to prevent the risk o f o verheating, was added. The gro und slabs have been insulated with po lyurethane that
is between 10 and 15 cm thick. The underside o f the staircases which pro vide access to an undergro und half-level was
insulated during the structural wo rks. The triple glazing pro vides the thermal and aco ustic co mfo rt required fo r the business
and the lo w-energy nature o f the pro perty.

We have reco rded the use o f mains water and rainwater o ver 3 years. This means that the results are based o n actual

Salud y co nf o rt : Each emplo yee is less than 3 m fro m a windo w which can be o pened, so they have the freedo m to
regulate their surro undings. The lights adjust to the indo o r sunlight and emplo yees benefit fro m a supplementary dimmable
perso nal lamp.
Co nf o rt acúst ico : The ro o f is co vered with so und-abso rbing panels which pro vide an acceptable level o f aco ustic
co mfo rt and a much-appreciated architectural appearance. The meeting ro o ms have received special aco ustic treatment
(do uble glazing and remo vable panels) fo llo wing o n-site measurements taken by an appro ved so und engineer. The o ther
surfaces o f the o ffices need to be fitted with so und-abso rbing surfaces, which sho uld be do ne during 20 16 .
