Resident Selection Criteria-Northside Apartments
To qualify for an apartment, you must meet the following criteria:

This application is for housing under the Rural Development (Farm Labor) Program. All applicants that have
Farm Labor/Agricultural work will be first to be selected from the waiting list. Annually, we are required to
request for authorization to rent to applicants that do not meet the Farm Labor/Agricultural criteria and based on
USDA approval, we can assist those applicants if they are United States Citizens or Legal Resident Aliens. All
applications must be filled out in black ink. Incomplete applications will not be accepted.
Esta aplicacion es para el Programa de Rural Development (Trabajadores de Agricultura) todo aplicante que
tenga trabajo de agricultura seran selecionados de la lista de espera primero. Cada año pedimos authorizacion
para rentar a personas que no tienen trabajo de agricultura y basado en la aprobacion, los aplicantes seran
llamados a ver una apartamento. Para calificar para el Programa de Rural Development el aplicante enlistado
arriba debera ser ciudadano Americano o Residente Legal. La aplicacion tiene que sr leenada con tinta negra.

You must submit the following information at the time of your appointment:
1. Submit a complete written application which (a) Applications are accepted Monday through Thursday
from 8:00 to 12;00 and 1:00pm. to 4:00pm. (b) Discloses names, ages, social security numbers and
relationship of all household members ( c) Discloses amount and sources of all household incomes and
assets; (d) Provide income tax returns and W2’s from previous year; (e) If you have a bank account,
provide the last six (6) bank statements ; (f) Provide proof if you are receiving or not receiving TANF;
(g) Provide proof if you are receiving or not receiving child support; (h) If receiving unemployment,
must provide unemployment letter (I) If you receive SSI benefits/supplemental/social
security/veterans/teacher retirement/ etc., need to provide the letter; (j) Provide landlord references; (k)
Authorizes the obtaining of a credit report, and criminal history background investigation.

Traer los impuestos de el año previo y los W’2 (e) Si tiene un cuenta de banco necesita traer los 6
utlimos 6 estados de cuenta mas recientes (f) Traer prueba que recibe o no recibe Tanf (g) Trear prueba
si recibe o no recibe assistencia de manutencion de niños (h) Si recibe desempleo necesita trear la carta
de el desempleo (I) Si recibe los beneficios de supplemental/seguro social/veteranos/jubilación de
maestro/, etc. traer la carta (j) Traer referencias de sus renteros anteriores (k) Dar authorizacion para
obtener reporte de credito y reporte de investigacion criminal de su pasado criminal

Household’s income/assets must not exceed the limitations imposed by Rural Housing Service, U.S.
Department of Agriculture (“RHS’) and the Texas Department of Housing & Community Affairs (‘TDHCA”).

The household must be seeking an apartment that meets the property’s occupancy policy of (a) one
bedroom- 1 to 2 persons, and (b) two bedroom - 2 to 4 persons ( c) three bedroom - 4 to 6 persons (d) four
bedroom - 6 to 8 persons.
La familia deben estar buscando un apartamento que califique bajo la polisa de propiedad de occupancia (a) una

Tenant/co-tenant must be 18 years of age or otherwise have the capacity to enter into a legal contract.

All household members must provide proof of identity: Passport, USA birth certificate (no hospital
records please) social security number and driver’s license or non-driver ID card. If adult members of the
household are students, documentation sufficient to determine eligibility for an apartment is needed.

6.
Satisfactory verifications of past landlord references. Application will be denied occupancy for history
of (a) failure to timely make rental payments, (b) activities that threatened the health, safety, or right of peaceful
enjoyment of prior apartment neighbors or management, or ( c) history of lease violations.
Verificaciones satisfactorias de renteros anteriores. Cualquier applicacion podria ser negada para occupancia
de vivienda por historial de (a) Falta de pagos a su renteros anteriores (b) Actividades que ponen en peligro la

7.
Satisfactory verification of criminal history, including history of meeting rental and other financial
obligations. Unpaid utility bills that prohibit the initiation of utility service to the apartment and/or unpaid rent
owed for prior apartment rentals are grounds for rejection of the application.
Verificaciones satisfactorias del historial criminal, incluyendo historial de sus obligaciones de pagos. Billes sin

8.
Satisfactory third party verification of income and assets and your signing of all documentation deemed
necessary under RHS and TDHCA regulations to certify household composition, income, assets and student
status.

9.
Failure to accurately, fully and completely provide information in the application will result in a denial
of occupancy.

10.
The applicant and all household members must have no prior or pending felony charges or any charges
relating to drugs, burglar, fraud, robbery, terrorist threats, theft, violence and/or sexual related crimes.
El applicante y los miembros de su familia no debera tener ningun cargo de felonia o cargos relacionados con
droga, robos, fraude, amenazas de terrorismo, violencia o crimen realcionados con violaciones sexsuales.
You will be notified in writing (at the address specified by you) of your eligibility for occupancy. If you are
determined eligible for occupancy and an apartment is not immediately available, you will be placed on a
waiting list. When an apartment is available, you will be required to: (1) sign a written lease; (2) pay a security
deposit in advance, (3) pay the first month’s rent in advance, (4) Make all required security deposits with utility
companies to have the utilities transferred to your name; and (5) Complete a “move-in” inspection of the
apartment with a Housing Authority representative.
Usted sera notificado por escrito ( al la direccion que usted especifico) de su eligibilidad para occupancia en
este projecto. Si usted es calficado para vivir aqui y no hay apartamento immediatamente, usted sera puesto en
la lista de espera. Cuando un apartamento este disponible, usted se le requerira que: (1) firme un contrato; (2)
pagara un deposito por avanzado, (3) pagara el primer mes de renta por avanzado, (4) hara todo lo requerido

Signing this acknowledgment indicates that you have had the opportunity to review the landlord’s tenant
selection criteria. The tenant selection criteria may include factors such as criminal history, credit
history, current income, and rental history. If you do not meet the selection criteria, or if you provide
inaccurate or incomplete information, your application may be rejected.
El firmar este documento indica que usted a tendio la oportunidad de revisar esta selecion de criteria para
