Already, with its Natura 1 (set o f five o ffice buildings with a to tal flo o r area o f 6 550 m² surface area), Perial Develo pment building has reached the go al Very High Energy Perfo rmance o n the So phia Antipo lis site. Eager to go much further and in the co ntinuity o f an o verall enviro nmental appro ach, Perial Develo pment has referred to its new building "Natura REC" in Mo ugins, a labeling Mediterranean Sustainable Buildings Go ld level and a real perfo rmance to Po sitive Energy Building. It is indeed a real "Po sitive Energy" co vering all uses beyo nd regulato ry co nsumptio n, plus co mpensatio n o f part o f embo died energy co nstructio n. The Client is also co mmitted in the Emergence pro gram o n so lar co o ling even if that so lutio n was no t selected. Naturally, the views o f ambitio ns fo r this building, the Client wanted to achieve exemplary o peratio n registering in the pro cess PREBAT Act-which he wo n in 20 10 . The Natura BEPOS REC is a 2 co pies Buildings co mplex o n the map Energy and Enviro nmental. Fro m an enviro nmental po int o f view, the pro ject received the reco gnitio n level o f the Mediterranean Sustainable Buildings Go ld issued by the BDM Asso ciatio n (http://po lebdm.eu/) fo llo wing the evaluatio n stage o f the pro ject design and implementatio n. Its strengths are a glo bal, cro ssreflectio n: üLa bio climatic design, including its perfect no rth-so uth o rientatio n (co mpact, high inertia, effective pro tectio n, acco rding to so lar o rientatio n facto r, no so lar mask, ...), üLe visual co mfo rt ü The dimensio ned façade by façade with dynamic thermal simulatio n thermal insulatio n üLa preservatio n and increase website Bio diversity, üLe cho ice o f the co nstructio n pro duct with little o r no VOC, üLa awareness and training o f users, ü side ... Po wer engineering, Natura ENR has wo n the call fo r pro jects PREBAT "10 0 best buildings in Lo w Energy PACA". These are also two buildings POSitive Energy (BEPOS) acco rding to the requirements o f Negawatt appro ach: energy üSo briété, o f remo ving waste and unnecessary üEfficacité energy needs, reducing energy co nsumptio n fo r a defined need renewable üEnergies by emplo ying energyefficient systems with reduced impact o n the enviro nment to do this, we initially achieved lo w energy co nsumptio n, by physical calculatio n and no t by a single regulato ry calculatio n, limiting the energy co nsumptio n to an abso lute necessary. Then we set up renewable energy (50 per kWp pho to vo ltaic building) to co mpensate all expenses co nsumptio n. This is indeed a real "Po sitive Energy" co vering all uses, that is to say bo th regulato ry co nsumptio n (Heating, Co o ling, ECS, ventilatio n and lighting) and all o ther co nsumptio n (elevato rs , IT, ....). Phase pro gram, it was co nsidered the po ssibility o f a maximum o ccupancy o f the pro perty co mplex o f up to 240 peo ple thro ugho ut the year. This wo rst case helped calibrate the wider future use. De scripció n de la arquit e ct ura : The pro ject invo lves the co mpletio n o f two o ffice buildings that are o rganized alo ng a so uthern slo pe (the slo pe varies between 12% and 5%) and the landscaping o f the plo t lo cated o n the So phia Antipo lis site Mo ugins. The buildings lo cated in the natural slo pe o f the terrain are made acco rding to the same general principle: 1.A parking DRC semi buried advantage o f the slo pe. The facades level Gro und flo o r, o ccupied by the parking lo t will be built with the sto ne gabio ns which fills evo ke the ro cky stratificatio ns o f the gro und. 2.two flo o r co vered by a single ro o f slo pe facing so uth, mo re o r less parallel to the natural slo pe that receives pho to vo ltaic panels to meet the requirement o f BEPOS in terms o f energy pro ductio n. 3.The facades, iso lated fro m the o utside, are co ated with clay o r lazurés co ncrete cladding panels. 4. A co ncrete structure co vered with a mineralizatio n, ho rizo ntal shading suppo rt will punctuate the so uth facade while pro viding sun pro tectio n fo r windo ws. 5.En west and east facade, to meet a side so lar pro tectio n, so lar shading will also be implemented. 6 .The gears will be embellished in cassette ho lder vegetated steel structure and pro vide users with large terrace o verlo o king the surro unding pine fo rest. The access ro ad is an extensio n o f the existing track, the subject o f a winding ro ute to fit better to the slo pe o f the terrain and to co pe with the existing plantatio ns. A daylighting study was co nducted in Phase pro gram to maximize co mfo rt parameters. The study sho ws better results than the regulatio n and appro aching high reference levels HQE. The o peratio n was vo luntarily under densified. Wo rk premises and o ffer a clear view o f the landscape (with fanlight partitio ns are required fo r interio r design wo rkspaces to keep this view and this access to daylight at each wo rkstatio n). The cho ice o f systems implemented to NATURA ENR has been custo mary in a quality co ncern, taking into acco unt the specific enviro nmental characteristics o f the site (Mediterranean area) and by adapting the architectural features o f the building. It is built at the perimeter o f So phia Antipo lis business park and mo re precisely in the ZAC du Fo nd de l'Orme (west o f the perimeter o f the business park) o n the Vallo n du Co lo mbier and the to wn o f Mo ugins. Neighbo urho o d and immediate enviro nment: The field bo undaries are bo rdered to the no rth by the first real estate pro gram PERIAL Develo pment (Natura 1), to the west by an o lder pro perty pro gram, to the east by a heavily wo o ded natural watershed and so uth by a tarmac path and green space and the go lf o f Mo ugins. To po graphy: The pro ject is o rganized alo ng a so uthern slo pe with a slo pe between 12% and 5%, o riented valley o f Co lo mbier.. (mo stly lo w slo pe 5%) Access: Avenue du Do cteur Maurice Do nat D9 8 is no rth o f the land and pro vides service viaire buildings. It is lined part o f a bike path. Currently the Avenue du Do cteur Do nat is served by co unty bus lines (CG 0 6 ) No . 6 30 and No . 6 50 .
