In 2006, the front entrance driveway
and sidewalks were opened for both
vehicular and pedestrian traffic as
part of a new remodeling project. At
that time, the driveway had pavers
in the vehicular drive lanes and slate
tiles on the pedestrian sidewalks.
About one year later, a gentleman by
the name of Rolando De La Arena
slipped and fell on one of slate sidewalks and subsequently filed a lawsuit against Brickell Place Phase II,
Southern Construction, Swaysland
Engineering and Beatrice Pila. Mr.
De La Arena’s principal claim against
the Association is for negligence.

During a recent mediation, two of the
above mentioned defendants settled
with the plaintiff for an undisclosed
amount. Since a settlement was not
reached with the remaining two defendants, a trial has been scheduled
to begin around February 7, 2011.
Several former Board members who
were subpoenaed in the past for deposition in connection with this lawsuit
have now been subpoenaed to give
testimony in this trial.

The Board of Directors would like to thank all the residents who attended the party at the C Building party
room and also extend a big thank you to Blanca Padrón
for having prepared the decorations. The party was a
great success with over one hundred people attending
and we are looking forward to 2011’s holiday festivities.

Board Of Directors Report
Individual Air Conditioning Unit Maintenance Program.
Management is implementing a new bi-monthly air conditioning preventative maintenance program for all residents. For
only $17.50 per service, we will replace your filter, vacuum
the A/C drain line, check unit voltage, check evaporator coil,
inspect duct work for leaks, check compressor amperage. add
pan tablet treatment to prevent sludge build-up, check and if
needed calibrate thermostat and check heater if applicable.
Regular maintenance is critical for the longevity of your air
conditioning system. Without regular maintenance an air conditioner loses about 5% of its original efficiency for each year
of operation. This means that a 12 SEER unit that you bought
just a few years ago may be functioning like a 9 SEER unit
today! The good news is that you can recover most of that lost
efficiency through regular maintenance and save on costly
repairs in the future. The preventative maintenance program
allows us to make recommendations to improve functionality and efficiency as well. Take steps now to prevent A/C
malfunctions in the heat of summer and call the Management
Office at 305-858-3891 to enroll.
Cooling Towers.
Cooling tower water-pump ball-bearings have been repaired
in the D Building. The cooling towers are scheduled to be
cleaned in late January. This will require a shutdown of the
A/C system for eight hours. Notices will be posted with exact
details and Management will make every effort to schedule
the work during cool weather.
Playground.
An entire section of the vinyl coated playground perimeter chain link
fence has been replaced. The old
fence had large holes that presented
a hazard for small children. The
palms were fumigated for carpenter ants, and we are in the process
of replacing and adding safety pads and maintaining all the
equipment to make the playground a more fun and safe experience for the kids.
Unit Ventilation.
Roof extractors are being evaluated and motors and hoods
replaced as needed in order to ensure proper ventilation in
the units.
Trash Door Replacement.
The trash area metal double doors have been replaced. The
previous doors were severely damaged and corroded.

Dealing with the Flu
It’s that time of year again! Flu season is here. Each year as many as 30 million people contract
the flu in the United States, leading to 20,000 deaths a year. At most risk are the elderly, those
with chronic disease like diabetes, asthma, or heart disease, and infants.
The flu is like a cold in many ways. Both are respiratory infections, but the symptoms can vary. A
fever, general aches and pains, and fatigue usually accompany the flu. You may also experience
a sore throat, coughing or sneezing. If a cold is misdiagnosed as the flu, there is usually no
problem. But the flu misdiagnosed as a cold can possibly lead to serious complications like
pneumonia being overlooked. If you have any symptoms of the flu, you should contact your
doctor as soon as possible. There is no cure for the flu, but there are things you can do to make yourself more comfortable
during the duration. The best course of action in dealing with the flu is to get plenty of rest and drink lots of fluids. Fever
can be treated with acetaminophen. Be sure to talk to your doctor to get advice about using a decongestant/antihistamine to
treat nasal congestion. Antibiotics have no effect on the flu because it is caused by a virus. And what about chicken soup?
Well, it can’t hurt! Although it doesn’t cure anything, it can soothe a sore throat, clear clogged passageways, and hydrate
you. It is good TLC at a difficult time.
If you do find that you are suffering from the flu, consider getting the flu shot next year. These are generally given in the fall,
and must be received each year, as the strains of flu vary from year to year. In the meantime, remember that time and rest
are the best cures of all for flu sufferers.

T’was the month after Christmas
T’was the month after Christmas
and all through the house,
nothing would fit me, not even a
blouse;
The cookies I’d nibbled, the eggnog I
had to taste,
at the holiday parties had gone to my
waist;
When I got on the scales there arose
such a number!
When I walked to the store (less a
walk than a lumber),
I’d remember the marvelous meals I’d
prepared,
The gravies and sauces and beef nicely
rared;
The wine and the rum balls; the bread
and the cheese,
and the way I’d never said, “No thank
you, please.”
As I dressed myself in my husband’s
old shirt,
and prepared once again to do battle
with dirt,
I said to myself, as only I can,
“You can’t spend a winter disguised as
a man!”
So, away with the last of the sour
cream dip.

and chip.
