Event has been expanded to include Sunday
August 1st. Your shopping district will be full
of fun and savings as merchants line the sidewalks with tables of discounted goods and residents take part in the return of the “Cutest
Baby under the Sun” contest. Many discounts are
centered on Back to School
savings with offerings
ranging from discounted
haircuts to make you the
hit of the schoolyard to
reduced priced school supplies to help you earn high
marks. Savings can be
found on West Vernor
from Clark Street to
Woodmere, and on
Springwells and Lawndale
from West Vernor to I-75.
The official hours of the
event are from noon to five
p.m. each day, but normal

Community Investment Breakfast
Highlights the West Riverfront!
This year’s Community
Investment Breakfast was held
on June 17th, 2010 at historic
Ste. Anne’s Church located at
1000 St. Anne Street. Over 300
people attended and enjoyed a
strolling breakfast in the heart
of Southwest Detroit. Mary
Kramer, publisher of Crain’s
Detroit Business, and Denise
Ilitch, publisher of Ambassador
Magazine, were the 2010
Honorary Co-Chairs and spoke
of the importance and influence
of women in business, specifically in Detroit.
Local entrepreneurs and
heroes were also honored this
year. The Springwells Award
for Private Investment was presented to John Grossi from
Paul’s Pizza, Eddie Saleh from
Buena Vida Pharmacy, and
Jamahl Makled from Boost
Mobile for the recent investments made to their businesses.
For his work with the Clark
Park Coalition, Anthony
Benavides received the West
Vernor Award for Individual
Community Leadership.
Other Honorees included
the community+public arts:
DETROIT Southwest project
team for their hard work and
dedication to beautifying our
district through public art,
the Wayne County Nuisance
Abatement Program, and the
University of Michigan. A
new award was established in
Kathy Wendler’s name for her
years of service to the community. She was the award’s
first recipient.
We are honored to have
such a strong community to
celebrate. Thank you to our
honorees and all that attended. We look forward to next
year’s breakfast on Thursday,
June 16th, 2011.

your baby in our search for “Southwest Detroit’s Cutest Baby under
the Sun.” Join the contest by finding your favorite picture of your
son or daughter dressed in a cute summertime outfit. To participate,
attach a photo to an empty decorated coffee can with a plastic lid
and bring it to the SDBA located at 7752 West Vernor before 4
p.m. on Wednesday July 28th. All entrants must be three years or
younger, live in Southwest Detroit and include a name, address, and
phone number on the back of your picture. Cans will visible to the
public throughout Shop Your Block. The public votes by making a
contribution to the cutest baby. The baby with the largest contribution on Sunday August 1st wins all the money in their can. Second
and Third place contestants will receive a prize and any additional
proceeds are donated to the Clark Park Coalition.

Unfortunately I've had
three patients this week with
oral cancer. Two on the tongue
and both were smokers. So first
of all PLEASE STOP SMOKING.
The statistics are that one
American dies every hour from
oral cancer. Oral cancer is 90%
curable when found in its early
stages.
Now I'm prompted to recommend oral self examination,
• First look at yourself in
the mirror for facial and neck
symmetry, any swelling or soreness? A sore that doesn't heal
in 10 days needs to be evaluated by a health-care professional.
• Then feel the neck from
below the jaw line down to the
thyroid gland in a systematic
pattern comparing both sides
feeling for lumps (firm,
enlarged lymph nodes and
glands need to be evaluated)
• Next look at the inside of
the mouth in front of the mirror
in a well lighted area.
Color-such as red or white
patches, raw areas, on lip,
cheek, gum, or tongue are to be
noted.
Texture-differences in
appearance to the surrounding
tissues are a sign. The cheek,
under the surface of the tongue,
and floor of the mouth should
be smooth and slippery. The
upper surface of the tongue
should have tiny taste buds,
pink in color. Now pull the
tongue out and feel for lumps
and pay special attention to the
sides where the taste buds and
the smooth surface blend.
• Finally depress your
tongue with the handle of a
spoon and look as far back as
you can saying "ahhhhhhh",
look for an equal openening on
both sides of the throat, any
patches of color or texture at
the throat or roof of the mouth
should be noted and if still
present after 10 days, see the
dentist for further evaluation.

Public Works Department
hired traffic consultants to
review and study the flow of
cars, semi-trucks, pedestrians and bicyclists along
West Vernor from Waterman
to Lansing Street in
response to the high number
of pedestrian and vehicular
accidents in the area. As a
follow-up, the group held a
public meeting to show its
recommendations for change
in mid-March.
The residents and business owners who attended
the event provided the

City of Detroit expects the plan’s
approval this summer, and work to
begin this construction season.
Sections of West Vernor will become
one lane to slow speeding traffic.
Left turn arrows will be installed for
traffic turning left from eastbound
Vernor to Livernois. A pedestrian
crosswalk will be installed between
Campbell and Junction. Bike lanes
will span the whole section from
Waterman to Lansing. The street
and drainage system below the
viaduct will be upgraded as well as
receive new sidewalks and lighting.
The intersection of
Waterman/Dix/West Vernor will be
striped so that cars and trucks will
flow more smoothly.

Selling/Buying a House on
Land Contract
A land contract, is like any
contract, it is an agreement
between two parties. A land
contract is an agreement
between a buyer and a seller
for a deed to the property. In
essence, a land contract is similar to a rent to own agreement.
Like a mortgage, a land
contract generally involves a
down payment by the purchaser and a monthly payment of
the purchase price plus interest. Normally, the purchaser
will also be responsible to pay
for insurance and taxes on the
property. The deed to the property stays in the name of the
seller until the land contract
has been paid off in full.
Moreover, the purchaser, like a
lease, has the free use and
enjoyment of the property and
must perform all regular care
and maintenance.
With the difficult economic
times we are facing, numerous
individuals have lost their
homes due to foreclosure. Land
contracts are a perfect instrument for the purchase of a
home for individuals who have
poor or damaged credit and do
not qualify for a mortgage.
Both the buyer and seller are
free to negotiate terms of the
contract which include not only
the sale price, but the monthly
payment, interest, and duration of the contract.
Land contracts, like any
other legal instrument, should
be examined by a competent
real estate attorney to insure
all parties rights are protected.
Although a hand shake agreement may seem attractive,
even the best intentioned people have made serious mistakes that they have come to
regret and should therefore
always consult an attorney.

Facelifts Planned along West Vernor and Bagley in 2010 Southwest Detroit
West Vernor is home to
the largest and strongest
business district in Detroit.
Its shops, restaurants, and
cultural destinations bring
both residents and visitors
together to enjoy the offerings of Southwest Detroit.
In 2009, Paul’s Pizza and
the Buena Vida Building
underwent massive transformations through the efforts
of the ONCR façade program,
managed by the SDBA. Due
to the tremendous success of
the program, its boundaries
have been extending to
include Mexicantown. Work
will be started on Mardini
Market on West Vernor, and
the Honey Bee Market old
building on Bagley. Also
planned for 2010 is the massive façade renovation of the
former Third Precinct in the
Mexicantown District. All of
this work was initiated by
business owners and the
SDBA with you, the customer, in mind to provide a
clean, safe, and beautiful
environment for you to frequent.
