OVR A.C. POLICY:
PROCEDURE FOR COLLECTING DELINQUENT ACCOUNTS
PROPÓSITO: Este procedimiento se redacta
para atender la política de OVR A.C. para la
cobranza de cuentas de Condóminos morosos
en sus pagos.
PURPOSE: This procedure is written to address
the OVR A.C. policy for collecting accounts from
Condo Owners that are delinquent in their
payments.

2. OVR AGM Nov 14 2015: La resolución para
permitir a la administración a empezar a
cargar a propietarios la pena por pago
moroso, consistentemente con lo que se ha
hecho en otros condominios.

RESPUESTA EVALUATIVA: La siguiente lista
menciona los pasos que la Administración
seguirá para la cobranza de cuentas morosas:
EVALUATIVE RESPONSE: The following list
outlines the steps Administration will take when
collecting delinquent accounts:
1.
Si el monto pendiente de pago en el
estado de cuenta no se paga en su
totalidad dentro de los 10 días hábiles
siguientes a la fecha del estado de
cuenta, la Administración impondrá una
pena equivalente al 10% del saldo
pendiente de pago en el estado de
cuenta.
1. If the outstanding statement amount is
not paid in full within 10 business days of
the statement date, the Administration
will levy a penalty equivalent to 10% of
the outstanding statement amount.
2.
Si el monto de estado de cuenta pendiente
de pago no se liquida en su totalidad
dentro de los siguientes 20 días, la
Administración impondrá una pena
adicional equivalente al 20% del saldo
insoluto.
2. If the outstanding statement amount is not
paid in full within the next 20 days, the
Administration will levy an additional
penalty equivalent to 20% of the
outstanding balance.

Si el monto pendiente de pago en el
estado de cuenta no se liquida en su
totalidad dentro de los siguientes 30 días,
la Administración emitirá un Primer Aviso
de Mora y cargará una pena adicional del
20% sobre el saldo insoluto.
3. If the outstanding statement amount is not
paid in full within the next 30 days, the
Administration will issue the First Notice of
Delinquency and levy an additional penalty
equivalent to 20% of the outstanding
balance.

La Administración continuará cargando la
pena del 20% sobre el saldo insoluto cada
30 días hasta la total liquidación del saldo.
5.
Si el saldo pendiente no se liquida en su
totalidad 90 días después de la fecha del
estado de cuenta, la Administración emitirá
un Segundo Aviso de Mora.

El Abogado de OVR AC emitirá un Tercer
Aviso de Mora 10 días hábiles después de
la entrega del Segundo Aviso de Mora.
Concurrente con la entrega del Segundo
Aviso de Mora, el Administrador
desconectará el Aire Acondicionado de la
unidad, minimizará los servicios que se
proveen a la unidad y además prohibirá al
personal de OVR AC a llevar a cabo
trabajo alguno en la unidad.
4. The Administration will continue to levy the
20% penalty of the outstanding balance
every 30 days until the statement is paid in
full.
5. If the outstanding balance is not paid in
full 90 days after the statement date the
Administration will issue Second Notice of
Delinquency.
6. OVR AC’s Attorney issues a Third Notice of
Delinquency, 10 working days following the
delivery of the Second Notice.
7. Concurrent with the delivery of the Second
Notice of Delinquency, the Administrator
will turn off the air conditioning to the unit,
minimize the services supplied to the unit
plus prohibit OVR AC staff from doing any
work in the unit.

El Abogado de OVR AC da inicio a
procedimientos legales si el estado de
cuenta más las penas y costos no son
pagados tres meses después de la entrega
del Segundo Aviso de Mora. (El
Administrador y el Comité de Vigilancia
deben firmar el estado de cuenta moroso)
8. OVR AC’s Attorney begins legal
proceedings, if the account statement plus
penalties and costs are not paid three
months after the delivery of the Second
Notice of Delinquency. (The Administrator
and the Vigilance Committee must sign the
delinquent account statement.)
9.
Como parte del procedimiento legal, el
Abogado de OVR AC llevará a cabo los actos
necesarios para forzar la venta de la Unidad
Privativa.
9. As part of the legal proceedings, OVR AC’s
Attorney carries out the necessary acts to
force the sale of the Condo.
10. Al propietario se le cargarán los gastos
incurridos por OVR relativos a la cobranza de
su cuenta.

10. The owner will be charged all expenses
incurred by OVR relating to the collection
of their account.
