Transformation Complete – Relationships are the Key
In our last publication of “Setting the Pace”, Southland
Concrete was well into the transformation of a determined company strategy by temporarily delaying our pursuit of the larger
concrete frame projects until the market pricing that works for
us returns to some semblance of previous years. No one can
really predict if and when this will happen (and there are many
varying opinions on this) but in the mean time we have strategically decided to base our focus mostly on the smaller to mid-size
projects that have been so successful for us for so many years.
Although we have nearly completed the adjustments necessary ,
which have been challenging and difficult to say the least, finishing and closing out the projects that have had very negative
effects on our company, vendors and employees, has proven to
be equally as difficult. It is Relationships that will continue to
strengthen us and help see us thru.
We would like to take this time to express our deepest appreciation to those Vendors and Partners that have worked with
us and continue to work with us through the balancing act of this
transition. As we continue to work relentlessly with the older,
larger retentions and final collections for several of the projects
that have done us no favors, we continue to manage the proper
mix of projects along with consistent and lower volume, building backlog and cash flow to ensure we continue to improve
the timely transfer of these payments to the many Vendors and
Suppliers who we have worked with and relied on for so many
years. We have made great strides in the last (12) months and we
truly appreciate your patience and teamwork and, as we believe
we have turned the corner, our plan is to continue to bring things
back to normal Southland Concrete practices that you have all
relied on and trusted thru our long and storied Relationships.
We also would like to thank the Owners and General
Contractors that have welcomed our new strategy of pursuing
work that fits our newly adopted business plan. Please continue
to keep us at the front of the list on all the work that relates to
Tiltwall, Data Centers, Steel Frames, Precast Parking Structures,
Retail Buildings and Restorations. As many of you know, we
have spent the past few years working on many high profile
Government Facilities and have become very accustomed to
working on Projects where scrutiny related to Clearances, Safety
and Quality are key components of success. We know that our
track record of success on all projects both small and large can
help eliminate some if not all concerns related to the concrete
which will allow our Owners and GC’s to focus on other key
issues to manage a successful project. Again it is Relationships
that is the key to Southland’s Success.
We would be remiss if we did not also reach out to our Financial
Partners including Banking and Bonding and Insurance who
have all worked very closely with us every step of the way providing the necessary guidance and support as well as the confidence in
Southland as we laid out a plan and have executed on that plan that
will now allow Southland to re-set, grow and expand the capacity
in each of these very vital and important arenas.
Once again we would like to assure everyone that we have
not completely abandoned Cast- in-Place Concrete Buildings and
still have the ability to perform the work. We are just delaying
our re-entry into that market until we are confident we have fully
settled into our current business plan as well as some indication
that pricing has returned to a point that profits can once again be
recognized.

PROJECT OF THE MONTH
PROYECTO DEL MES
JULY – PRINCE WILLIAM
HOSPITAL-HAYMARKET, VA.
This project located in Haymarket, Va. is
being constructed for NOVANT Health,
Inc. Southland is contracted with first
time customer Brasfield & Gorrie LLC
out of Raleigh, NC. This 4-Story Steel
Frame structure butts up to the existing
Hospital to provide top of the line and state
of the art healthcare space necessary for
this rapidly growing area. We are happy to
be teamed up and “Setting the Pace” with
a new partner and look forward to continuing our relationship on many more to come.
JULIO – PRINCE WILLIAM
HOSPITAL-HAYMARKET, VA.
Este projecto ubicado en Haymarket, VA
para NOVANT Health, Inc. Southland ha
sido contratado por Brasfield & Gorrie
LLC de Raleigh, Carolina del Norte. Esta
estructura de 4 pisos esta localizada al lado
del Hospital existente para proporcionar
servicios superiores de atención médica
para el area. Estamos felices de estar
relacionados y “Setting the Pace” con un
nuevo socio y esperamos continuar nuestra
relación en muchos más por venir.
AUGUSTO – QIAGEN GARAGE
Esta estructura de estacionamiento excepcional ubicada en el Campus de Qiagen en
Germantown, MD. Tras completar el edicifio para oficinas el año pasado, Southland
continúa su trabajo en esta estructura de estacionamiento con un cliente de hace mucho
tiempo James G Davis Construction
Company. Este proyecto requirió de un
especial planeamiento para construir este
garage. El equipo de Southland está trabajando con todo el esfuerzo para mantener la
meta de cumplir con el horario y obtener la
oportunidad de permanecer en el sitio para
todo el trabajo hacia el futuro.
SEPTIEMBRE – DIGITAL
LOUDOUN
Este proyecto no es cualquier edificio de
datos en el Condado de Loudoun. Este
impresionante 103,000 SF Tilt-Up consta
de paneles de más de 67 metros de altura
y más de 100,000 libras cada pieza. Hay
más de 400 recesses cast en los paneles,
produciendo un efecto muy alto de tecnología de código de barras. Este es un
proyecto perfecto para mostrar la experiencia de Southland en Data Centers e
inclinación hacia arriba de la construcción.

AUGUST – QIAGEN GARAGE
This unique Parking Structure is located
at the Qiagen Campus in Germantown,
Md. After completing the office building
last year, Southland is continuing their stay
working the parking garage with long time
customer James G Davis Construction
Company. This project required some out
of the box thinking to come up with an
efficient suspended forming system for
the framed deck on the Structural Steel
Frame. Southland’s Team is pushing hard
towards the finish line to keep things on
schedule and for the opportunity to remain
on-site for all the future work.
SEPTEMBER – DIGITAL LOUDOUN
This project is not just any other Data
Center out in Loudoun County. This
impressive 103,000 SF Tilt-Up consists of
panels over 67 feet tall and over 100,000
lbs a piece. There are over 400 recesses
cast into the face of panels producing a very
high tech Bar Code effect. This is a project
perfectly suited to showcase Southland’s
expertise in both Data Centers and Tilt up
construction. Once you have the formula
don’t change it as we are working once
again with HITT Contracting and their
Very Experienced Team as we are committed “Setting the Pace” showing all why
we are the King of Tilts.

En nuestra última publicación de “Estableciendo la trayectoria”, Southland Concrete fue bien en la transformación de una determinada estrategia de empresa por retrasar temporalmente nuestra búsqueda de los más grandes proyectos de frame concreto hasta que
los precios del mercado que funcionen para nosotros vuelvan a algo parecido a los de años anteriores. Nadie puede predecir realmente
si esto sucederá (y hay muchas opiniones diferentes sobre esto) pero por el momento estratégicamente hemos decidido basar nuestros
enfoques principalmente en proyectos pequeñas a medianos que han tenido tanto éxito para nosotros durante tantos años. A pesar de

Como seguimos trabajando sin descanso con los mayores, grandes retenciones y colecciones finales para varios de los proyectos que no nos han favorecido, seguimos con la combinación apropiada de proyectos con un volumen bajo, trabajo atrasado y flujo
