49 Altamar Infraestructuras Altamar Infrastructures Infrastructure also has its own group of analysts whose goal is to optimize the risk/return of the portfolio for this market, which is very attractive for investors, applying the same criteria as in other areas. We are at a time of very favorable market dynamics for infrastructure as the contrast between the current scenario of low interest rates and high valuations and volatility of other financial assets makes infrastructure a very interesting alternative, which also benefits from clear synergies with other areas within the Group, such as Private Equity, Real Estate and Advisory/Merchant Banking. Infrastructure Investment Appeal Taking into account the nature of infrastructure assets and their importance for society, investment sizes required, and the long “contractual” or “regulated” time period the company has to manage these assets, it’s clear that management of these assets provides extremely attractive returns, from a risk/return perspective, for the following reasons: - - 50 tangible and difficult to substitute assets. generation of long-term returns with protection against inflation. Thanks to the characteristics of the contracts and/or concessions, which protect against interest rate increases. - increased income visibility and stability. - offers cash yield or annual returns. The characteristics of these assets ultimately place them in a “hybrid” category between fixed income and equity assets, as (I) they earn relatively stable annual returns, (II) have a defensive position due to the nature of the assets and the importance of the services provided by the company and (III) potentially higher returns can be achieved through effective asset management. Infrastructure Assets Market The Infrastructure market has experienced considerable growth year after year, and in particular over the past few years, increasing 90% since 2010. In this regard, it’s worth pointing out that the size of the institutional market for infrastructure funds has grown from approximately $25,000 MM in 2005 to approximately $300,000 MM in 2015. However, this amount only accounts for 8% of total estimated assets under management (AUM) in the alternative management industry, as compared to the Private Equity market, which represents approximately 50% of AUM and is six times larger than the infrastructure market. Spanish insurance companies, private banking clients and Family Offices, as well as other Latin American financial institutions and Family Offices. Altamar Infrastructure Income FCR The Altamar Group has launched the (Altamar Infrastructure Income FCR) fund to invest in this market with an investment policy focused on Infrastructure Assets that generate a recurring cash-flow with high visibility and offer protection against inflation. The goal is to obtain moderate returns with low risk. As regards the type of investment, a majority of the investments are made on the primary market, with capacity for investment commitments being available for co-investments and transactions on the secondary market. The Altamar Infrastructures team selects from among the primary managers of Infrastructure Assets, seeking out those that have a clear “DNA” and in particular those that are looking to invest in physical assets or companies with contracts providing long-term income and protection against inflation and which are important for the economy and society, with a preference for OECD countries, but also investing selectively in other regions. The fund is primarily focused on established or Brownfield assets, avoiding strategies requiring significant leverage or involving activities subject to demand and/ or price volatility risk. Additional fundamental characteristics for selecting its target assets or companies include that they should be difficult to replace, well-protected against their competition, provide stability and visibility in cash-flow generation, and have a low correlation between income performance and economic cycles or changes in demand. This fund, which has already raised over €280 MM and has a target size of €350 MM - €400 MM, is directed at pension funds, Spanish insurance companies, private banking clients and Family Offices, as well as other Latin American financial institutions and Family Offices. Currently, the fund has carried out four investments, including two primary commitments, one secondary investment and one co-investment. These commitments provide access to different investment strategies, contributing to the fund diversification from the initial moment. 53 Altamar Secondaries LLC The secondary market is a complementary investment strategy, as it helps to mitigate the J-Curve in valuation and provides an attractive risk/return profile, with more moderate absolute return expectations but obtained in a shorter period of time in comparison with the primary market. However, it is worth noting that not all investment strategies in the secondary market are the same or have the same risk/return profile. In this sense, Altamar offers an approach centered on attractive returns with minimum risk and a permanent focus on capital preservation, through a niche strategy, a proper structure and a proven experience based on discipline and analytical rigor. For a long time the secondary market represented a residual percentage of the global Private Equity activity, basically responding to specific liquidity needs from the seller side, and with a fundamentally opportunistic approach from the buyer side. However, during the last decade, and especially in recent years, this market has experienced great development, becoming a more mature and transparent market, where sellers also come in order to reorganize their portfolios, meet regulatory requirements, etc. Similarly, buyers begin to perceive it as a tool that helps them to complement their investment strategies in the primary market, or to start their alternative assets investment programs in a more accelerated manner. 54 To the extent that the investment strategy in the secondary market is the adequate one, the acquisition of “mature” funds with higher visibility on their evolution, allows not only to shorten the investment period, but also mitigates the J-curve and improves the portfolio risk/return profile. In this sense, the Altamar Group has been developing, throughout all its funds, an investment strategy in this market with a very selective profile, with a flexible approach that is always adapted to the economic cycle, and under a clear objective of optimization of the risk / return binomial. The deal sourcing is focused on small or medium size deals, mostly nonintermediated and in many cases with certain structure complexity. This is a differential approach in comparison to big managers operating in the market, which are focused on high-volume transactions, usually originated through auctions and with returns coming from the use of leverage, which increases the investment risk. The Altamar Group has proven experience in this market, in which it has been carrying out transactions complementarily to its primary investments, through all its vehicles, and particularly in an exclusive manner from Altamar Secondary Opportunities IV Fund and Altamar Secondary Opportunities VII Fund. Consistently and across very different economic cycles, the Altamar Group has demonstrated its ability to source and access investment opportunities, being able to generate attractive returns for its investors in all its funds. In order to continue offering the opportunity to invest efficiently in the secondary market, and aiming at expanding our global market scope, Altamar Capital Partners has recently expanded the investment team adding a professional team with recognised prestige and successful experience in the secondary market. This team will be led by Harvey Lambert, who has developed his professional career over the past 25 years in AIG and later in Pinebridge, where he headed the secondary divisions. Harvey shares with the Altamar Group his vision on how to create value in the secondary market, and will be responsible for leading the new office in New York. Team Harvey Lambert. In recent years there has been growing aware among society of the importance of managing companies according to socially responsible framework, asking managers to generate lasting positive impacts for stakeholders (customers, employees, shareholders, environment, and the wider community at large).
