Experience Rogers Park
Location, opportunity and a diverse economy were waiting for the right
moment in Rogers Park, and that moment has arrived. This economically
and culturally diverse community, on the north side of Chicago, is on the
cusp of resurgence: new businesses sprouting up to serve a growing community, a 33 percent increase in the average sale price of single-family homes
in Rogers Park between 2003 and 2004, more than $60 million in transportation and streetscaping improvements in the works, less than average
commercial rental rates for nearby neighborhoods and the bustle on the
streets as businesses and patrons support one another.
Two tax increment financing districts provide financial incentives to
improve local properties and support public improvements. Add up the
opportunities and the economic support, mix in Lake Michigan access from
all east-west streets, an international blend of eateries and retail shops, and
safe and economical public transportation, and it’s easy to see why Rogers

Living on the edge
Life on the edge isn’t a bad thing. Rogers Park, on the northern edge of
Chicago and on the edge of Lake Michigan, is an enclave of diversity and
opportunity. Residents enjoy a close-knit neighborhood only 20 minutes
from downtown Chicago. The cost of living is reasonable, one reason why
the lively community has been welcoming people from every corner of the
globe. Over the past 75 years, the community’s foreign-born population has
remained between 20 and 30 percent, with the 2000 census reporting an
ethnic breakdown of its 62,000 residents as about 32 percent white, 30 percent African-American, 28 percent Latino and 6 percent Asian.
Residents live in a wide assortment of housing, from large family homes to
carefully-restored apartment buildings and condominiums. Rogers Park’s
quiet neighborhoods are especially convenient for employees and students of
Loyola University, tucked into Rogers Park's southeast corner, and
Northwestern University in Evanston, Rogers Park’s northern neighbor.
Residents and business owners have easy access to points throughout the entire
Chicago area and beyond, thanks to four elevated train stations, a METRA
commuter rail station, a dozen bus routes and the Howard Street CTA
Regional Transportation Terminal, which is currently being renovated.
Rogers Park’s residential neighborhoods are complemented by a growing business community of locally-and-nationally-known retailers and a diversity of professional service providers, restaurants and shops, such as Beck’s Book Store, The
Heartland Café, Quizno’s, Evil Squirrel Comics and The UPS Store. Consumer

Historia

Windy City artists, Rogers Park's art, music and theater scenes continue to
grow and attract new artists and audiences.
Clearly, living on the edge can be the most vibrant and enjoyable place, as
evidenced in Rogers Park.

A SOLID BEGINNING
History
Since its settlement by the Potawatomi and other Native American tribes,
Rogers Park’s beautiful setting and natural resources have attracted residents from
around the world.
The community’s namesake, Philip M. Rogers, purchased 1,600 acres from
the U.S. government and settled here in 1834. The area remained mostly rural
until the Chicago Fire of 1871. The blaze created a housing shortage downtown,
precipitating a migration from the city’s center into outlying areas. Rogers Park
was incorporated as an Illinois village in 1878.
The extension of a rail line contributed to the area's growth. The construction
of large, gracious homes gave rise to the village’s reputation as a great place to live.
Additional rail lines and a land boom in the 1880s enticed even more people to
the area. The village’s well-planned roads, wide sidewalks and tree-lined boulevards continue to give Rogers Park its unique residential character.
In 1893, Rogers Park officially became a part of the City of Chicago, and with
annexation came public utilities, schools, police and fire protection. Later, elevated trains and streetcar lines led to another boom—this time in the construction of restaurants, apartments and theaters during
the 1920s and 1930s.
Today, Rogers Park is home to people from all
corners of the world and all walks of life. It
continues, as it has for generations, to be a
welcoming, diverse community with easy
access to the opportunities and excitement
of bustling downtown Chicago.

La abuela de Dan Sullivan era la administradora del inmueble que hoy en día

Watch us grow
Dan Sullivan’s grandmother used to manage the building her grandson
currently owns. Thirty years ago, she saw the square she loved begin to lose
its neighborly sense of community after devastating fires and cyclical economic downturns.
“There goes the neighborhood,” she told her grandson. If she were alive
today, she might say, “here comes the neighborhood,” because the corner of
Jarvis and Greenview, part of Jarvis Square, is now a center of economic
opportunity. The properties are nearly filled with new businesses that are
catering to a diverse and family-oriented neighborhood.
“If you had asked me before this development who lived in Rogers Park,
I’d say we were a more adult-oriented community,” said Sullivan, of LAMS
Real Estate Management. “We saw a lot of young families with children come
with the opening of businesses.”
Sullivan brings his clear vision for Rogers Park to bear on acquiring the
right buildings, managing them well and creating a good business mix. In
Jarvis Square, a wide range of businesses are filling out this mix including
Poitin Stil, an Irish pub; The Dagel and Beli Shop, a deli/sandwich shop;
the side project, a Chicago-based theater company; Rogers Bark, a pet
salon; and Lumbar Lounge, a massage studio and spa, just to name a few.

127.900 a 198.750 entre 2000 y 2005. Este aumento del

Susie Ryerson opened Rogers Bark, a pet grooming salon and retail store,
in Jarvis Square and was pleased by the welcoming community.
“I had people come into my store before I opened to welcome me,” she
said. “It’s such a testament to the people of this community that they love
supporting new businesses.”
From its Western Avenue location, the Rogers Park/West Ridge Historical
Society marks the progress of the neighborhood. Rogers Park’s sports history, including its most-noted athletes, such as the first African-American
NFL coach Fritz Pollard, are part of the museum’s changing exhibits. In the
fall, the society hosts home tours of historic residences throughout Rogers
Park and West Ridge.
It’s not just organizations that are preserving Rogers Park’s past and recording
its move toward the future. Lifelong residents are proud to see their neighborhood resurging and seeming more like the place in which they grew up.
“The people who have stayed just love the place,” Sullivan said. “Now new
families are attracted to the same things that have always made Rogers Park
appealing: right near the lake, great housing, tree-lined streets, the El and
a feeling of community.”
“We’ve woven together a foundation for this resurgence,” Sullivan said.
“It seems to be hitting on all cylinders now.”

and comparable to our neighbor Edgewater (57%), but
higher than once hot neighborhoods like Bucktown/

DevCorp North believes in Rogers Park and is committed to improving the

Through business, community and economic development, DevCorp North is a
multifaceted promoter of Rogers Park, representing the strength of Rogers Park
both outside and inside the community. DevCorp North is a non-profit organization with diversity at its heart. Here is just a sample of the many programs offered:
Business Development
As a delegate agency of the City of Chicago, DevCorp North is committed to
creating opportunities for small businesses and supporting economic
development in Rogers Park. DevCorp North supports local businesses with
direct services and referrals, including technical support, business planning, loan
structuring, entrepreneurial training, workshops and seminars. Rogers Park
BizArts networking events are held twice each month: one evening event and one
breakfast event are hosted at local cafes, restaurants and other interesting venues.
DevCorp North promotes local businesses via a quarterly newsletter, annual guide
for Loyola University Chicago students, annual business directory, daily email
blasts, Web site (www.rogers-park.com), special events and annual awards to outstanding local businesses. The efforts are paying off—membership has grown for
the past three years and DevCorp North programs are only expanding.
Community Development
Rogers Park is a community unique in every way, and DevCorp North is capitalizing on its diversity, historic beauty, lake access and revitalization. DevCorp
North partners with other community organizations, such as the Rogers Park
Community Council, the Rogers Park Builders Group and the Rogers Park/West
Ridge Historical Society, to improve quality of life.

comercialización, negociación de contratos de alquiler, adquisición de propiedades y en la

One example is the Rogers Park “One Stop Shop” partnership with the Latin
American Chamber of Commerce (LACC), a citywide chamber specializing in
services to business owners. LACC helps businesses with planning, loan packaging, marketing, lease negotiation, property purchases and minority-and-womenowned business certification. LACC assists individuals and groups once a month
at the DevCorp North office, as well as on site. The LACC/DevCorp North “One
Stop Shop” provides technical assistance to small businesses and entrepreneurs in
Rogers Park and West Ridge.
Another example is the “Celebrate Clark Street Festival” and “Latin Caribbean
Festival” held in 2006. Both festivals were organized by DevCorp North with the
assistance of the community. The Rogers Park Computer Lab and Technology
Center also provides business owners and employees with training in computer
and Internet skills and business planning. Classes are held at the DevCorp North
office at convenient times, and are taught by a bilingual instructor in Spanish and
English. Nearly 100 people benefited from these services in the past year.
DevCorp North is helping businesses, residents and visitors experience the
growth and value of Chicago’s most diverse community—Rogers Park.
Economic Development
As a key player in the decisions affecting Rogers Park’s economic development,
DevCorp North is a part of specific development programs delivering measurable
impact on the community’s economic vibrancy. One example is its spearheading
of the Full Circle Project. Supported with a grant from the Northeastern Illinois
Planning Commission, the project started with asset-based community mapping
to plan and develop a comprehensive commercial corridor for Morse Avenue and
Howard Street. With input from residents and businesses, the project developed
strategies to attract and retain businesses, improve traffic flow and parking, and
establish design guidelines for development.
New developments are already injecting vitality into Rogers Park’s economy.
The old Cobblers Mall at 1328 W. Morse is being renovated into a restaurant and Jazz club, Jarvis Square is being redeveloped to support new businesses and a Business Improvement Program is helping existing businesses
spruce up their exteriors.
DevCorp North continues to work on development within the SheridanDevon Tax Increment Financing (TIF) District and administers the Howard
Street and Clark-Morse-Glenwood Special Services Areas (SSA), providing 11
miles of commercial streets with services ranging from marketing and promotion to sidewalk sweeping and snow removal.
