Sincerely, John Paul Nichols President and Executive Director RCI International Caso de éxito INTERVIEW Con el don de la oportunidad “Nosotros nunca acabamos de vender porque siempre estamos construyendo más”, señala Ernesto Coppel, propietario de la cadena mexicana Pueblo Bonito Hotels & Resorts, un hombre visionario que ha sabido aprovechar las circunstancias de su vida para convertirse en uno de los desarrolladores turísticos más reconocidos del país. Como muchos empresarios de su época, Ernesto Coppel conoció la necesidad antes que el éxito, ya que como él mismo afirma, a principios de los años setenta, no tenía ni para pagar la renta, pero en 1978 su vida tomaría otro rumbo, cuando conoció a un norteamericano que lo invitó, Ernesto Coppel, Pueblo por azares del destino, a trabajar en Bonito Hotels & Resorts un proyecto de Tiempo Compartido. A principios de los ochenta, otros norteamericanos de Utha le dieron la oportunidad de vender un proyecto en Mazatlán, con el cual llegó a reunir un capital para empezar a hacer sus sueños realidad. “Desde entonces me di cuenta que yo nací para el Tiempo Compartido y que me dedicaría a ese negocio por el resto de mi vida” comenta Coppel, quien en 1985 iniciaría una historia de éxitos continuos, al comprar junto con su socio, Mark Kronemeyer, un terreno en Mazatlán, México, donde en 1987 abrirían el primer Pueblo Bonito. Después, los dos socios decidieron apostar en grande y abrir en 1991, Pueblo Bonito Los Cabos, en Baja California, con 150 habitaciones. En ese mismo lugar edificaría en 1997, Pueblo Bonito Rose, con 260 habitaciones y, dos años después, Sunset Beach, con 300 habitaciones en su primera etapa. También edificó Pueblo Bonito Emerald Bay en Mazatlán, con 280 habitaciones. Actualmente, está incursionando en el segmento de fractionals y trabajando en dos proyectos que prometen ser un éxito: Pueblo Bonito Pacifica Holistic Retreat & Spa en Los Cabos, que es el primer hotel que construyen para generar prospectos para sus otros desarrollos, el cual no estará dentro de la modalidad de Tiempo Compartido y se abrirá en abril de The Gift of Opportunity “We never finish selling, because we’re always building more,” explains Ernesto Coppel, owner of the Mexican chain Pueblo Bonito Hotels & Resorts, a visionary adept at making the most of circumstances in his life, which has turned him into one of the most well-known tourism developers in the country. Like many businessmen of his time, Ernesto Coppel was familiar with need before ever experiencing success, since he himself admits, in the early seventies, he couldn’t even pay the rent. In 1978, however, his life was to take a totally new direction, when he met an American who, as fate would have it, invited him to work on a Timeshare project. Then, in the early eighties, other Americans from Utah gave him the opportunity of selling a project in Mazatlán, which enabled him to build up some capital with which to start to makes his dreams come true. “I realized then that I was born for Timeshare and that I would spend the rest of my life in that business,” says Coppel, who set out in 1985 on a history of success stories. He and his partner, Mark Kronemeyer, bought land in Mazatlán, Mexico, where they opened the first Pueblo Bonito, in 1987. Later, the two partners decided to up the stakes, and in 1991, they opened Pueblo Bonito Los Cabos, in Baja California, with 150 rooms. In the same place they built Pueblo Bonito Rose in 1997, with 260 rooms and, two years later, Sunset Beach, with 300 rooms in its first stage. They also put up Pueblo Bonito Emerald Bay in Mazatlán, with 280 rooms. The company is currently getting into the fractionals segment, working on two projects that promise success: Pueblo Bonito Pacifica Holistic Retreat & Spa in Los Cabos, the first hotel they’ve built to generate prospects for their other resorts. It will not operate as Timeshare and will open this April; and Samba Vallarta by Pueblo Bonito, an allinclusive resort at Punta Mita, in Nueva Vallarta. With two resorts in Mazatlán, three in Los Cabos and one in Nuevo Vallarta, Coppel’s company is sure to continue growing, as he himself says in this interview. V. What market do you target? E.C. We have a development called Montecristo on the same property with Pueblo Bonito Sunset Beach Resort & Spa, which includes top end homes and residences, with spectacular ocean views, that are marketed in fractionals and where owners can also make use of all the Sunset Beach facilities. It’s one of today’s industry trends that has been quite successful. Most of our colleagues are doing very well with fractionals, so we decided to follow that same path. Quality supreme in our facilities, in other words, you have to build at least five-star hotels and have an excellent sales team. That’s the key: if you have good sales people and a great product, you never finish selling. We also try to generate more through the hotel rental market. E.C. When did you start working with RCI, and how has the relationship been? E.C. And, besides, I have a good relationship with top guys; I’ve known Ricardo Montaudon, for example, for 20 years. V. What are your future plans? E.C. We have plans to grow in Mazatlán, where we will build a golf course beside Pueblo Bonito Emerald Bay that will be designed by the famous architect Greg Norman, with homes that will be sold as fractionals. In Puerto Vallarta, near Punta Mita, we are about to start a construction project, in addition to what we already have there, which will have 600 rooms when it’s finished late next year. However, Timeshare will continue being the big star, since it is a great product that most people can afford. V. ¿Cuál es el futuro del Tiempo Compartido? E.C. Las ventas inhouse, es decir, aquel que no tenga un sistema de ventas inhouse fuerte no sobrevivirá. Ya se acabó el tiempo de la competencia desleal o de estar con módulos en las calles. Sin duda, el lobby del propio resort es lo que va a generar más prospectos. Por ello, hay que buscar el mercado de rentas hoteleras continuamente. Grupo Palma Real es una empresa dedicada a la construcción y administración de proyectos inmobiliarios y turísticos en Honduras y, en noviembre del año pasado decidió afiliar a RCI Weeks, el hotel Palma Real Beach Resort y el hotel Palma Real Caribe. Palace Resorts currently has 10 properties in the chain, including these new acquisitions, and is in the process of purchasing a resort in Punta Cana, in the Dominican Republic. Up until last year, Chapur and his son Roberto had added a new Palace property approximately every two years. Sin embargo, el impacto negativo puede ser mucho mayor si los turistas cancelan o posponen sus viajes. El turismo no sólo ayudará a conservar los empleos y a reactivar la economía local, sino que también será una señal de ayuda y solidaridad, brindando nuevas esperanzas y confianza a quienes han empezado a reconstruir su forma de vida. Los directivos de RCI Asia-Pacífico indican que, afortunadamente, fueron pocos los desarrollos afectados por el Tsunami y que fueron muchos los que brindaron ayuda, como en la isla de Phuket, Tailandia, donde proporcionaron alimento y agua potable de forma gratuita, o el personal de Laguna Holiday Club que, al hablar varios idiomas, ofreció apoyo de traducción en los hospitales y en los lugares de reunión de emergencia. Por otra parte, en la costa oriental de la India, que fue la zona más dañada, el turismo aún no se ha desarrollado del todo. En las islas Maldivas, dos tercios de los 85 desarrollos que se encuentran ahí, están ya operando o por iniciar sus operaciones. En Sri Lanka, los desarrollos ubicados en la costa sur fueron los que sufrieron daños, pero los de la costa oeste no fueron afectados, así como tampoco los que pertenecen a destinos culturales del interior, como Sigiriya y Kandy. El Tsunami marcó el trágico fin de un extraordinario año para la región. La OMT estima que el turismo internacional en Asia había crecido un 37% durante los primeros ocho meses del 2004. However, the negative impact will only be exacerbated if tourists cancel or postpone their visits. Not only will tourism maintain jobs and boost local economies, it also will be a sign of support and solidarity, giving new hope and confidence to those who have begun to rebuild their lives and livelihoods.” Few Timeshare resorts were in the Tsunami’s path, say officials of RCI Asia-Pacific. In Phuket, Thailand, resorts provided free food and clean drinking water. The Laguna Holiday Club’s multilingual staffers served as translators at Phuket-area hospitals and city hall. Thailand’s tourism authority says only 10 percent of Phuket was affected, and the other 90 percent of hotels and resorts continued at normal capacity. Most establishments along Phuket’s Patong Beach have needed a few months to recover fully, but some reopened within a month. The World Tourism Organization reports Indonesia suffered the most severe damage, but tourist destinations such as Bali, Java, and Lombok were unaffected. In India, the eastern coast, where tourism is not yet well developed, was the hardest hit. In the Maldives, two-thirds of the 85 resorts are operating or will be shortly. In Sri Lanka, resorts on the south coast have been damaged, but those on the west coast are unaffected, as are cultural resorts in the interior, such as Sigiriya and Kandy. The Tsunami was a tragic end to what had been a banner year for the region. The WTO estimates Asia’s international tourist arrivals had grown 37 percent during the first eight months of 2004. The 12 countries the Tsunami hit represent 4 percent of the global tourism market, some 31 million tourist arrivals in 2003, and receipts of $23 billion. He pointed out that Huatulco currently has 2,200 hotel rooms and needs at least 4,500 to have the sufficient critical mass to be able to generate more domestic and international flights to the destination, proposing that Timeshare developers turn their sights toward Oaxaca’s coastline. He discussed the task of both AMDETUR and local Timeshare associations in Latin America, which, he highlighted, play a key role in continued industry growth and profesionalization. He described as very important the work AMDETUR carries out through its directors and president, architect Jorge Pallas, since in one short year they have achieved the expansion and purchase of Association offices, as well as the creation of an entertainment program for promoters and continued AMDETUR participation in industry legislative and regulatory matters.
