It is a pleasure to present the second edition of
our La Manga Club Properties Newsletter.

Overall, 2015 brought us several steps closer
to achieving our goals. The new La Manga
Club management team is now complete with
the incorporation of Adrian Padina, Operations
Manager, Brendan Dwyer, Sales and Marketing
Director, and Eduardo Ruiz, Golf Director.
Their professionalism and experience is what
is required to keep La Manga Club on track to
becoming one of the most important residential,
leisure and sports resorts in Europe.

incorporaciones de Adrián Padina, Director
de Operaciones; Brendan Dwyer, Director de

experiencia aportarán todo lo necesario para
que La Manga Club se convierta en uno de los

With regard to golf, we have made improvements
and changes to the courses. Looking ahead to
next season, the incorporation of new machinery
will enable us to further improve the quality of
the courses and the expansion of the buggy fleet
will allow us to better serve our customers and
members. All these improvements are already
beginning to yield results: the West Course
is now included among the “Top 100 courses
in Europe”, and all three golf courses are
considered to be among the best in Spain.
2015 also brought the commencement of

cara a la próxima temporada, la incorporación de
nueva maquinaria nos permitirá seguir mejorando
la calidad de los campos y la ampliación de la
flota de buggies dará un mejor servicio a nuestros
clientes y socios. Todas estas mejoras ya han
empezado a dar resultados, cabe destacar la
inclusión del Campo Oeste en el “Top 100 de
los mejores campos de golf en Europa” y la
catalogación de los tres campos de golf entre los
mejores de toda España.

increasing occupancy numbers since 2014 seem
to prove. Even more significantly, our new real
estate developments, such as Las Acacias and
Buganvillas, have excellent sales projections.
We have incorporated a new Real Estate Sales
Director, Agustin La Rocca, to meet the demand
for these new products.
In 2016 we plan to continue providing all our
customers and owners with the best service
and experiences possible. We will continue to
grow with the same high expectations that have
brought us this far, making new investments and
developing interesting projects, and we promise

what could be considered something of a philosophical shift,
throughout the resort, towards more consistency, unity, and
quality in our real estate offer. We are already developing plans
for the renovation of the development’s entrance, but our chief
focus over the coming months is the renovation of the apartment
interiors to better serve our clients’ and owners’ changing needs.

Seven of the fifty-two Las Lomas flats have undergone
refurbishment so far, and we are offering our owners a variety
of options to facilitate the redecoration and renovation of their
apartments. In our 2- and 3-bedroom homes this has included
redesigning the layouts and installing new furniture in line with
a more simple, clean and elegant line of décor. The kitchens
are receiving makeovers too, including updated appliances
and kitchenware, and our Panoramic studio apartments are
also being taken into new realms by installing small kitchens
featuring new appliances and modern conveniences, and
repainting and refinishing the walls and wood. The estimated
renovation time is 2-3 weeks.

arry attributes his longevity to an active lifestyle,
healthy eating, and never asking anybody to do
anything he could do himself. Many of us who
know him well would add stubbornness to this list. A
few years ago he committed to making this milestone
birthday and he has hardly faltered on his journey.
Having a pacemaker fitted at the age of 98 just means
he can go for a tune-up if he starts to feel drained. Larry
successfully maintained his independence until a month
shy of his 100th birthday in his home in Bellaluz, where
he has lived since he emigrated from Bushey Heath,
Hertfordshire, England, at the tender age of 90.
Larry’s connection to La Manga Club goes back much
further than a mere decade. He’s been a regular visitor
here for the last 30 years, since his son (my dad) bought
the first of four properties our family has owned in
the resort. The allure? Definitely the weather and the
scenery, but also the golf. When Grandad retired and
my grandmother realised he would be spending more
time around the house, she bought him a set of golf
clubs. So, at the age of 70, Larry took up golf and played
enthusiastically into his 90s. And when that finally became
too much, he would drive the buggy for one of his friends
and offer advice on the greens (whether wanted or not!).

Larry ha mantenido su independencia hasta un mes
antes de cumplir los 100 años en su casa en Bellaluz,

My grandparents were passionate travellers and
explored much of Europe, but La Manga Club became
a favourite spot. In the booming years of the late ‘80s
they enjoyed visiting the ever expanding selection of
restaurants and shops in the Club and in the surrounding
area. The Beach Club was a firm favourite. They
witnessed the growth of the new neighbourhoods,
seeing El Rancho the stables turn into El Rancho the
community. They explored the area with walks through
the Parque Regional de Calblanque and travelled the
resort in La Manga Club’s now-defunct guagua.
As a resident of La Manga Club, Larry quickly became an
integral part of the community. A Thursday night regular
at the prize giving for the Owners’ Scramble, he is always
disappointed if none of the family is in the money. He’s a
keen dancer hard to keep off the dance floor and forever
in demand with the ladies, regardless of their age. He was
a member of the La Manga Wine Club for many years,
until he felt his palate was letting him down. He’s not shy
to try his hand at bowls; never slow to request “Moon
River” when around the piano with Brian Chapman; and
often to be found in the Amapola for Sunday lunch. La
Manga Club became his home.
But what about life before La Manga Club? Born in North
London from a line of Dutch immigrant cigar makers and
entrepreneurs, Larry found his way in the family business,
perhaps reluctantly at first. His father, the owner of a
private hire car company, taught him to drive by taking
him to Piccadilly Circus, getting out of the car and saying,
“I’m taking the train home, you bring the car!” Larry’s first
assignment (the next day) was to pick up an Arabian
princess from Heathrow Airport. The family soon secured

a contract with Pinewood Film Studios and Larry spent
the subsequent years chauffeuring film stars between
London and the Studios up until the beginning of World
War II. After the war, bitten by the entrepreneurial spirit,
he started his own successful business of road haulage,
expertly fitting cargo into lorries. If ever we needed to fit
another suitcase or box into an already full car, Grandad
would always be able to manage. The circumference of
his wrists is a clue to his strength; legend has it he carried
pianos upstairs singlehanded!

ummer is always an active time at La Manga
Club, full of visitors and offering a seemingly
endless string of social events to attend. We
repeated the success of our White Nights at La Cala
party, once again inviting guests to come to our sunset
beach fête and enjoy a buffet dinner featuring delicious
dishes crafted by our best chefs. Surrounded by
mountains and treated to the gentle Mediterranean sea
breeze and an open bar, attendees danced to the live
music until late in the evening. It was the perfect night
out for couples, families and friends, and we can’t wait to
repeat these evenings next year!
August provided the backdrop for another important
event as well: our annual charity gala dinner, this year
in aid of the non-profit Alda Foundation. Alda was
established in Deià, Mallorca, in 2003 for the purpose
of supporting access to quality education and social
integration for children in Paraguay. Over 250 guests
from all over Europe attended the soirée held at the
Hotel Príncipe Felipe, including our ambassador and the
manager of the Scottish national football team, Gordon
Strachan, and entrepreneurs José Jover, José Ángel,
Pedro Díaz, and Gerardo Cuartero. A charity auction
was held for fundraising purposes, and guests were
treated to the music of the pop group Upside Down.
We are happy to announce that the Alda gala 2106 will
take place again commencing the week of August 1rst
until the 5th.

Asimismo, agosto fue el mes ideal para otro evento
importante: nuestra Cena de Gala Benéfica anual que este
año se celebró para ayudar a la organización sin ánimo de
lucro Fundación Alda, establecida en Deià, Mallorca, en
2003 con el propósito de apoyar el acceso a una educación
de calidad y mejorar la integración social de los niños que
viven en Paraguay. Más de 250 personas de toda Europa
asistieron a la velada celebrada en el Hotel Príncipe
Felipe, incluyendo nuestro embajador y el entrenador de
la selección nacional de fútbol escocés, Gordon Strachan.
Además, asistieron los empresarios José Jover, José Ángel,
Pedro Díaz, y Gerardo Cuartero. Durante la gala, se celebró

The late, great Severiano Ballesteros was La
Manga Club’s golf touring professional from
1980 to 1985, carrying the resort’s logo on his
golf bag. In his official biography, La Manga
Club is named 27 times.
To officially open the Bellaluz residential area,
Severiano Ballesteros struck three golf balls,
which came to land in the Bellaluz pool. Many
people were smartly dressed for the occasion but
that didn’t stop them from jumping into the water to
grab the balls as a souvenir.

La noche del 25 de agosto de 1978, SSMM
los Reyes de España llegaron a Cartagena
para asistir a la botadura de un barco. A las
diez de la noche el teléfono de seguridad
del hotel recibió un aviso de que los Reyes
se encontraban de camino al resort. El Rey
llegó a La Manga Club conduciendo su propio

Former world number one Luke Donald
learned to play golf at La Manga Club at
the age of nine. His parents owned a villa
in La Quinta and Donald practiced during
family holidays, saying he’d rather play on
the pitch and putt course than eat or play
in the pool with the other children. He
regularly practiced until it was dark.
Austrian Otto Bucher entered the
Guinness Book of World Records at
La Manga Club on June 13, 1985,
when he managed a hole in one on
the South Course’s 110-metre 12th
hole at the age of 99.

he IESE Business School published
a new book, Outstanding Resorts in
Spain, at the beginning of November, and
we’re pleased to announce that La Manga
Club was included among the select group
of eight. We sat down with one of the
book’s authors, Professor Diego Donnelly,
and he was kind enough to answer some
additional questions.

Hemos podido hablar con uno de los autores
del libro, el profesor Diego Donnelly, para
explorar en más profundidad algunos de los
temas interesantes.
In your book Outstanding Resorts in Spain, what criteria did
you use to choose the 8 resorts that you cover from the wide
variety of destinations in this country?
En su libro “Outstanding Resorts in Spain” selecciona ocho
ejemplos entre los resorts de este país, ¿qué criterio usó para
seleccionar sólo ocho entre el abanico actual?
The criterion used, as the title of the book indicates, was that the
resorts stand out from their competition in terms of the quality of
products and services that they offer their clients. We confirmed this
by visiting the resorts and evaluating the facilities, both in terms of
amenities and also residential products.
El criterio fue, como lo indica el título del libro, que fueran resorts
que sobresalieran por la calidad de productos y servicios que
ofrecen a los clientes. Esto lo constatamos visitando los lugares y
evaluando el nivel de las instalaciones tanto de amenities como de
productos residenciales.
It appears that the resort real estate sector is growing faster
than the normal real estate sector. To what do you attribute
this phenomenon?
Parece que el negocio de inmobiliario la vivienda vacacional
crece a una velocidad superior a la de la vivienda habitual,
¿dónde cree que radican las causas?
There are factors that encourage many residents from the center
and north of Europe, particularly Germans and the English, to buy
a second property in Spain, which often leads to sales of vacation
properties being higher than those of regular properties. Demand for
these regular properties or primary residences is principally fed by
local demand, which depends in part on demographic growth and
which varies little in the short term.
Hay factores que determinan que muchos habitantes del centro y
norte de Europa, especialmente alemanes e ingleses, opten por
adquirir una segunda propiedad en España, lo cual hace que muchas
veces el número de viviendas vacacionales vendidas sea mayor al
número de vivienda habitual. Este último se nutre principalmente de la
demanda local, que depende en parte del crecimiento demográfico,
que lógicamente a corto plazo varía muy poco.
The good climate and the more than 8,000 km of coastline; a
cost of living that is relatively lower than in the aforementioned
countries; and quality of life factors contrast sharply with the 9
months of cold and rainy weather one experiences in northern
countries. There are areas of Spain, like the Costa del Sol, the
Balearic Islands and the Canary Islands, where the great climate
persists 12 months of the year. In those cases, the purchase of a
home can be for investment purposes. It can bring in additional

income or, at the very least, pay its maintenance costs. This
mentality is very widespread in the Anglosaxon population: buy a
property with 50% leverage and rent it to third parties when not in
use by the owners. It’s not surprising that investment in the tourism
apartment sector is growing, especially those flats that have a
condo hotel configuration or offer hotel service to owners and
guests as well as maintenance and property rental services.
Do you think that levels of foreign investment in resorts will
be maintained and even increase in the coming years in our
country?
The observed trend is towards an increased demand for the
services offered by resorts, which translates into an attraction of
foreign investment. Spain is a tourism destination with high levels of
purchasing power and few direct competitors.
Countries such as the U.S. and Mexico have the structural
disadvantage of being very far from the tourism supply markets
in the center of Europe. A trip from London to Mexico can take 14
hours and then additionally require another mode of transportation
to take you to the city close to the resort, from which you will still
have to rent a car and travel another hour. In the case of Spain,
a flight from London takes between two and three hours. As an
example, between London and a secondary Spanish city like
Alicante, there can be more than 10 daily flights during high tourist
season. The jet lag produced by a trip to Mexico, Miami or the
Caribbean can persist for two or three days, perhaps 25% of the
total vacation time, and this doesn’t even begin to take into account
the difference in the flight costs, which, in the case of travelling with
your family, can become prohibitive.
As an expert on the subject, what advantages would you
point out to a potential investor between a resort and an
independent property?
The resorts have a professional structure that caters to their
owners, especially foreigners, and to renters. For example, to the
degree possible, owners and potential buyers are tended to by
people of their same nationality. This level of service was one of the
things that most surprised us as authors of the book. When you go
on vacation and you have only a small amount of time to enjoy your
dream house, it’s not very pleasant to arrive at a place that for lack
of preparation isn’t at an optimal temperature, needs cleaning, and
where the icebox is empty. Resorts, on the other hand, have teams
dedicated to welcoming residents and tourists, and they organize
the best reception possible so that you can enjoy your vacation
from the first day you arrive.
Another equally important issue is the security offered by resorts,
not only while you’re there, but also, in the case of owners, when
you’re away at your primary residence thousands of kilometres
from your vacation home.
Many homes form part of owners’ communities, sometimes grouped
by nationality, and these are the true safeguards of the resorts.
These communities make sure that the paint jobs and house
façades, the streets and the gardens are kept in top form so that you
don’t note the passing of time and everything remains clean and
well-kept-up.
These are things that you can only enjoy in the context of a resort
community. Rental services and hotel service are additional
amenities that offer advantages in comparison with owning an
independent property.

Esta mentalidad está muy difundida entre el consumidor
anglosajón: compran la propiedad con un apalancamiento del
50% y procuran que sea utilizada por terceros mientras ellos no
están en el lugar. No es de extrañar que un sector en auge sea
la inversión en apartamentos turísticos, especialmente aquellos
asimilados a condo hotel o que tienen servicio hotelero para
propietarios e inquilinos, y servicio de mantenimiento y alquiler de
la propiedad.
¿Cree que la inversión extranjera en resorts se mantendrá e
incluso subirá en los próximos años en nuestro país?
La tendencia observada está en línea con un incremento de la
demanda de servicios que brindan los resorts, lo cual lo convierte
en un poderoso atractivo para la inversión extranjera. España
es un destino turístico de un alto poder adquisitivo y con escasa
competencia de lugares alternativos.
Países como los EE.UU. o México tienen la desventaja
comparativa de estar muy lejos de los mercados proveedores de
turismo del centro de Europa. Un viaje de Londres a México puede
tomar 14 horas y todavía hay que tomar otro medio de transporte
para llegar a la ciudad cercana al resort, donde todavía hay que
coger un coche y viajar una hora más. En el caso español, la
distancia con Londres está en dos a tres horas de vuelo. A modo
de ejemplo, entre esta ciudad inglesa y una ciudad secundaria de
España como Alicante, se pueden contar hasta más de 10 vuelos
diarios en la época alta del año. El jet lag que produce un viaje
a México, Miami o el Caribe puede producir un malestar de dos
o tres días, quizás un 25% del tiempo de vacaciones, y esto sin
contar la diferencia de costo del vuelo, que en el caso de grupos
familiares puede llegar a ser prohibitivo.

Como experto en la materia, ¿qué ventajas señalaría entre
un resort y una propiedad independiente a alguien que esté
pensando invertir en nuestro país?
Los resorts tienen una estructura profesional especializada
en atender a los propietarios, sobre todo extranjeros, y a los
inquilinos. Como ejemplo, se cuida que en la medida de lo
posible, los propietarios o potenciales compradores de viviendas,
sean atendidos por personas de su misma nacionalidad. Se
puede decir que este nivel de servicio fue una de las cosas que
más nos sorprendieron a los autores del libro. Cuando uno se
va de vacaciones, y tiene poco tiempo para disfrutar de la casa
de sus sueños, es muy distinto llegar a una casa que por falta
de preparación esté destemplada, con la heladera vacía y con
necesidad de un repaso de limpieza. Los resorts tienen equipos
especializados en dar la bienvenida a los residentes o turistas, y
se organizan recepciones para que la llegada sea lo mejor posible,
y de esa manera tener todo preparado para que uno aproveche las
vacaciones desde el primer día.
Un tema no menor es el de la seguridad que brindan los resorts,
no solo mientras uno disfruta de la estancia, sino para el caso de
que uno sea propietario, mientras se ausenta y se va a su casa a
miles de kilómetros de su segunda vivienda.
Muchas casas forman parte de comunidades de propietarios,
agrupados a veces por una misma nacionalidad, que son los
auténticos guardianes de los resorts. Estas comunidades velan
por que se mantengan en forma correcta de pintura y arreglos las
fachadas de las casas, las calles y los jardines de tal forma que no
se nota el paso del tiempo y está todo limpio y ordenado.
Todo esto solamente se puede disponer si la propiedad está
dentro de un resort. Además el servicio de ocuparse de alquilar la
casa y ofrecer servicios de hotel le dan una ventaja comparativa a
tener una propiedad independiente.
