Casa Que Ve al Mar Avenida Escénica La Ropa, Zihuatanejo, México REGLAMENTO Y CONSIGNAS PARA EL PERSONAL DE SEGURIDAD 1.- ENTRADA PRINCIPAL: Los guardias de seguridad deben mantener un control total de todos los movimientos, tanto a pie como en vehículos, en la entrada principal de complejo del Condominio, 24 horas al día, 7 días de la semana. El numero de teléfono en el modulo de seguridad es 5542422. Siempre debe haber dos guardias en turno y NUNCA deben estar ambos en la caseta de seguridad. (La única excepción sería el cambio de turno o en una situación de emergencia). Esto es, un guardia en la caseta y el otro caminando por la propiedad o ubicado en la parte alta del estacionamiento. 2.- REGISTRO EN BITÁCORA: Se debe registrar cada uno de los movimientos, tanto a pie como en vehículos. La bitácora se utilizara para registrar toda las entradas y salidas del complejo. Seguridad no entregara llaves, ni permitirá el acceso a personas que no estén registradas en la caseta de seguridad y/o en la administración, o sin la autorización apropiada de los propietarios. El personal de seguridad tendrá una lista con los nombres de los propietarios, el número de condominio y su número telefónico. 3.- VEHICULOS DE LOS PROPIETARIOS: Se proporcionará una calcomanía de “CVM” para cada vehiculo de los propietarios. Esta calcomanía deberá ser colocada en el lado izquierdo de la defensa delantera. Esto permitirá que el guardia identifique el coche y levante la pluma sin detener el vehiculo. 4.- VEHICULOS RENTADOS usados por propietarios y rentistas: El vehiculo rentado será registrado en la parte alta del estacionamiento y se le mostrara su lugar asignado para estacionarse. Una vez registrado se le entregara un letrero de “VISITANTE”. Esto los identificará como un vehiculo de un propietario o rentista y les dará acceso para entrar o salir sin ser detenidos en la entrada. Este letrero debe estar permanentemente a la vista dentro del vehiculo durante toda la estancia. 5.- VEHICULOS DE VISITA EXPRESS: El guardia de seguridad le entregará un letrero numerado a cada vehiculo de visita. El guardia deberá registrar el vehiculo con la siguiente información: nombre, número de placas, fecha, hora, motivo de entrada, numero de condominio que visita. El agente de seguridad debe tener el número telefónico, y verificará el arribo con el propietario. El letrero numerado deberá estar a la vista dentro del vehiculo todo el tiempo. Al salir el guardia de la caseta deberá recobrar el letrero y registrar en la bitácora la hora de salida. 6.- TAXIS: Se permitirá el acceso a un taxi vacío siempre y cuando se haya verificado que ese servicio haya sido requerido por los dueños o rentistas. Es importante que los guardias usen su radio para llamar al servicio de taxi (5543311) y no los dueños ni rentistas. Casa Que Ve al Mar Avenida Escénica La Ropa, Zihuatanejo, México 7.- VEHICULOS DE SERVICIO: Si el guardia puede identificar que el vehiculo es de un servicio constante, le permitirán el acceso sin detenerlo. El guardia deberá registrar la entrada y salida. Pipas de agua, servicio de lavandería, servio de florería, servicio de entrega de producto de limpieza, etc. 8. ESTACIONAMIENTO: El guardia de seguridad le indicara a los visitantes donde pueden estacionar sus vehículos. Todos los vehículos de los visitantes deben estacionarse en la parte baja del estacionamiento. La parte alta del estacionamiento se utilizara únicamente para abordaje y recepción de pasajeros de taxis, carga y descarga de vehículos personales, y para vehículos de entrega como, agua, servicio de lavandería, productos de comida y productos de limpieza. Por ningún motivo debe permanecer ningún vehiculo de servicio durante la noche. 9. TRABAJADORES DE LA CONSTRUCCION: Cada arquitecto o ingeniero es responsable de entregar una lista semanal actualizada a los guardias de seguridad y la administración con la siguiente información nombre de los trabajadores, fecha, cargo o función y lugar donde van a laborar, para ser registrados en la bitácora. Debe registrarse la salida de todos los trabajadores para asegurarse de que no queda ninguno después de las 6:00 p.m., de lunes a viernes y a la 1:00 p.m. los sábados. Las mochilas de los trabajadores deben ser revisadas al entrar y al salir. 10. TRABAJADORES INTERNOS: Cada propietario o administrador de cada condominio entregará una lista con los nombre de los trabajadores que autoriza a entrar, como pintores, electricistas, plomeros, carpinteros, etc. Se debe registrar estas entradas y salidas en la caseta de seguridad. 11. QUEJAS DE RUIDOS: Si existieran quejas de ruido por parte de propietarios o rentistas, los guardias de seguridad deben investigar la queja, se debe llamar la atención a los culpables y advertirles que si continúan con esa actitud se reportará a la Policía Turística para que se haga cargo del problema. Esta amonestación puede ser entregada en ingles en un formato elaborado por nuestra administración y que sea entregado de mano de nuestros agentes de seguridad. 12. RADIOS DE INTERCOMUNICACIÓN: Sólo se pueden utilizar en casos de emergencia o para atender llamadas de La Compañía. Si es necesario efectuar intercomunicación deberá ser a volumen bajo. 13. PUNTOS DE CHEQUEO: Existen diez puntos de chequeo a lo largo de la propiedad. Estos rondines deben iniciarse a las 11:00 PM y terminar a las 6:00 AM. Estos recorridos deben ser al azar y por lo menos se deben efectuar seis rondines a intervalos de 45 minutos a hora y media máximo. La Administración y La Compañía de Seguridad revisarán estos registros semanalmente. No cumplir con este punto será motivo de despido del agente de seguridad por parte de La Compañía. Puntos adicionales de chequeo deben agregarse en las residencias privadas. Casa Que Ve al Mar Avenida Escénica La Ropa, Zihuatanejo, México 14. CÁMARAS DE SEGURIDAD: Deben estar encendidas todo el tiempo, y ser monitoreadas por el agente de seguridad en la Caseta. Debe existir una cinta de 24 horas de grabación para el registro de cualquier anomalía. CONSIGNAS ADICIONALES. 15. TURNO DIURNO. El guardia móvil debe hacer sus rondines cada hora en el área de la alberca para verificar que no se utilicen contenedores de vidrio. Todos los guardias deben conocer perfectamente el Reglamento de la Alberca para aplicarlo en caso de ser necesario, llamando la atención a quien lo infrinja. El guardia también debe reportar los casos a la Administración. 16. TURNO DIURNO. El guardia debe caminar el perímetro de la propiedad para inspeccionar la malla ciclónica colindante en: a) Detrás del edificio B b) Lado Sur del Edificio A c) Lado Norte del estacionamiento d) Lado norte y detrás de las Residencias Privadas Deberá reportar por escrito a la Administración cualquier hoyo o daño causado en la malla o barda para que sea reparada. 17. AMBOS TURNOS. El guardia deberá ayudar con el equipaje de los huéspedes o con bolsas de compras. Deberán notificar cualquier problema relacionado con los vehículos estacionados (luces encendidas, alarmas activadas, etc.) 18. TURNO NOCTURNO. Deberán encender todas las luces de las áreas comunes. Existen cuatro zonas de interruptores para la iluminación, y otra zona para la caseta de seguridad. Esta última se encuentra debajo de la alberca grande. Las cuatro zonas restantes se localizan: abajo del Edificio B, debajo de la alberca pequeña y dos en el área del lobby del Edificio A. El personal de mantenimiento ha marcado unicamente los interruptores que se necesitan mover para activar la iluminación, con una pintura blanca. 19. TURNO NOCTURNO. Es necesario que se verifiquen que todas las luces funcionen adecuadamente. Es responsabilidad del turno nocturno reemplazar todos aquellos focos que no funcionen. En caso de que no pueda tener acceso a dichos focos, deberá turnar un reporte por escrito a la administración, para que el personal de mantenimiento proceda a reemplazarlos. Casa Que Ve al Mar Avenida Escénica La Ropa, Zihuatanejo, México 20. AMBOS TURNOS. El guardia deberá verificar el nivel de agua de las cisternas. Tenemos un sistema automático de cisternas. Una vez que se ha llenado el 60% de la cisterna que se encuentra debajo de la alberca chica. Se activa la bomba que alimenta a la Cisterna del Edificio B. Los guardias deben verificar los niveles de agua de las cisternas, ya que la CAPAZ no nos surte de agua constantemente. Esto sucede normalmente durante la noche. Se debe verificar que no existan derrames de agua o niveles muy bajos. Se debe reportar a la Administración. El personal de mantenimiento indicará la manera de controlar dichas válvulas. 21. AMBOS TURNOS. Una vez que la alberca está cerrada, el guardia deberá quitar los colchones de los camastros y llevarlos a un lugar techado asignado en el lobby del Edificio A. Se deberán cerrar las sombrillas que nos estén en uso a lo largo del día y de la noche. Se deberá proteger el equipo de viento, lluvia y humedad. El guardia del turno diurno deberá colocar los colchones de camastros cada mañana al abrir la alberca. 22. AMBOS TURNOS. La basura deberá ser recolectada y llevada hacia abajo al final de la carretera para su recolección diaria a las 6:00 A.M. Toda la basura debe ser colocada en bolsas de plástico grandes y amarradas. Una vez que el camión ha colectado la basura, deben de revisar el área donde se encontraban las bolsas, y cualquier basura suelta o tirada debe ser recolectada en una bolsa y reubicada en la parte baja de la caseta de seguridad, para ser bajada al siguiente día. El cambio de bolsas de los botes de colección de basura debe ser coordinado con el personal de limpieza. CÓDIGO DE CONDUCTA DE LOS GUARDIAS DE SEGURIDAD. 23. Los guardias deben portar su uniforme siempre limpio y bien arreglado. Las camisas deben estar bien fajadas dentro del pantalón. Deben ser corteses y dispuestos a ayudar. No debe haber momentos de charlas ni conversaciones superficiales en el cambio de turno. Así como tampoco debe haber conversación social con trabajadores ni con camaristas. Durante la noche se amplifica el sonido al frente del Edificio A y en medio de los Edificios A y B. Por lo tanto, deben ser momentos de silencio entre los guardias entre las 10 de la noche y las 7 de la mañana. Casa Que Ve al Mar Avenida Escénica La Ropa, Zihuatanejo, México ESTAO SGNIFICA: No radiocomunicación de dos vías excepto en alguna emergencia o llamadas de la empresa de seguridad. El volumen debe ser bajo. No conversaciones telefónicas personales. No pláticas que excedan a murmullos. No al uso de radios personales y/o teléfonos celulares ni mensajes de texto. No cocinar en la caseta de seguridad. Si existen quejas por ruido hechas por propietarios o rentistas, dichas quejas se deben investigar y los culpables deben ser amonestados. Si esta acción no es suficiente el guardia debe llamar a la Policía para ayuda. Cualquier guardia que sea encontrado durmiendo durante su horario de trabajo, se le pedirá que se identifique. El culpable será reportado a la Administración dentro de las siguientes 24 horas, quien a su vez instruirá a la Compañía de Seguridad que esta persona no debe seguir laborando en este Servicio. QUEJA POR RUIDO O CONDUCTA IMPROPIA. Ha habido una queja hecha por un propietario contra un rentista. El Reglamento de La Casa Que Ve al Mar ha sido violado por el exceso de ruido. La regla establece que no debe haber ruido ó música fuerte después de las 10 de la noche. Esta notificación es para advertirle que si la violación continúa, llamaremos a la Policía Preventiva para que controle la situación. Casa Que Ve al Mar Avenida Escénica La Ropa, Zihuatanejo, México Security Protocol 1. MAIN ENTRANCE: The security guards shall maintain total control of movement, both on foot and in vehicles, at the main entrance (security gate/center) of the condominium complex, 24 hours a day, 7 days a week. The phone of the security gate is 554-2422 There shall be two security guards on duty at all times and at all times there is to be no occurrences of two such guards in the Security Center at any time. (The exception would be only shift change and emergency situations) This means one guard at the gate and the other guard is walking the property or is stationed at the top of the driveway. Security Guards will/must learn up to five key phrases in English to enable them to effectively communicate. 2. A LOGBOOK/REGISTRATION: to be used to record all movement both on foot and in vehicles. The Logbook will be used for entering and exiting complex. Security will not release keys, or allow access to, any persons that are not registered at the security gate and/or Administration, or without proper authorization from the owner. Security personnel will have a list of owner’s names, condo numbers and condo phone numbers to refer to. 3. OWNER VEHICLES: a CVM sticker will be given to each owner’s vehicle once logged in at the gate and administration office. This sticker will be placed on the lower left side of the front bumper. This will allow the guard to identify the car and open the gate without stopping the vehicle. 4. RENTAL VEHICLES used by owners and renters: The rental vehicle will be logged in at the top of the driveway when unloading and shown where the assigned parking is for the vehicle. Once logged in, they will be given a long-term visitor permit. This will identify them as an owner/renter vehicle and allow them in and out access without stopping at the gate. This permit will need to be prominently displayed in the vehicle for the duration of their stay. 5. DAY VEHICLES: The gate guard will issue a numbered permit to each day vehicle. The guard will issue the permit once the following has been logged in. Name, license number of vehicle, time/date, reason for entrance, (if guest of resident, condo unit number) If visiting a condo that has a telephone number, guard can call to verify arrival. The numbered permit will need to be prominently displayed in the vehicle while the vehicle is in the complex. On departure gate guard will retrieve the permit and log vehicle and the permit number out in the logbook, indicating time and date. 6. TAXI PICKUP AND DROP OFF: Any empty Taxi is allowed to come in after you verify that owner/renter has requested it service. It is important that the guards use their radios to call for a taxi (554-3311) and not owners or renters. 7. SERVICE VEHICLES: If the guard can identify a constant service vehicle they are allowed entrance without stopping. The guard will still log them in out without stopping the vehicle. Examples are: water truck, laundry service, flower delivery, cleaning supplies, etc. 1 Casa Que Ve al Mar Avenida Escénica La Ropa, Zihuatanejo, México 8. PARKING: The guard will point out to visitors where they can park their cars. All construction vehicles MUST park at the bottom of the car park. The top of the parking lot is reserved for taxi drop off and pick up, loading and unloading of personal vehicles, and delivery vehicles (water, laundry service, cleaning supplies, food delivery, etc.) No overnight parking at the top of parking lot. 9. CONSTRUCTION WORKERS: Each Architect or Engineer is responsible to give a weekly updated list to the guard station and administration: with the name of the construction workers, date of labor, their trade or function and the number of condo that he will be working in. All workers need to be monitored to make sure they have stopped work and departed the premises by 6:00 pm Monday though Friday and 1:00 pm on Saturday. Construction workers backpacks and bags will be searched coming and going. 10. INTERNAL WORKERS: Each owner or manager will provide a list of people who are going to be working in their individual unit. Example: painters, outside maid service, electrician, carpenters, etc. These individual should be logged in and out at the guard station 11. NOISE COMPLAINT: If there are noise complaints made by owners or renters such complaints are to be investigated, offenders are to be admonished and advised continued bad behavior would bring the Policia Turistica on to the property to deal with the issues. This admonishment can be delivered in English on a form supplied by our Administrator to be handed to violators of our noise rules by Security 12. TWO WAY RADIOS: are to be used for emergency and security company calls only. 13. SECURITY CHECK POINT: There are 10 numbered checkpoints on the property. These metered check points will be clocked starting at 11:00 pm to 6:00 am by the walking guard. The time will be random, but must be clocked at least 5 times during the night with a 45 minute to an hour and a half intervals. The administration and Security Company will review these records on a weekly basis. Failure to do this will be grounds for dismissal. Additional meters need to be installed at the private residence. 14. SECURITY CAMERAS: Should be on at all times and be monitored by the security guard in the security station/gate. There should be a 24-hour tape-recording so any disturbances can be viewed. 2 Casa Que Ve al Mar Avenida Escénica La Ropa, Zihuatanejo, México ADDITIONAL ASSIGNMENTS FOR THE GUARDS 15. DAY SHIFT walking guard is to pass by the pool every hour to check for people using glass containers. All guards should know the pool rules and if they see that they are being violated, bring them to the attention of the guest/owner who is breaking the rules. The guard should also report them to administration if the offense continues. 16. DAY SHIFT walking guard will walk the outer perimeter of the property to inspect the chain link security fencing surrounding the complex. 1. Behind building B 2. South side of building A 3. North side of the parking lot 4. Behind and the north side of the private residence He will report in writing to the administration of any holes or damage to the fencing/stonewall. 17. NIGHT/DAY SHIFT walking guard will make himself available to assist with luggage. They will notify owner/renter if there is any problem with there parked unattended vehicles, Example: lights left on. 18. NIGHT SHIFT: turn on all lights for the common areas. There are four areas for switching the lights on for the common areas and one area for the security stations a total of 5 areas where switches are located. The security station switch is under the big pool The remaining four switches are located under building B, and under the small pool, and two by the lobby area in building A. Maintenance personnel have marked all the switches that need to be turned on. The switches can be identified, as they have been painted white. 19. NIGHT SHIFT: LIGHTS/BULBS: It is necessary to verify that all the lights work properly. It is the responsibility of the night walking guard to replace non-working bulbs throughout the complex. The guard will be supplied with replacement bulbs. In case a bulb is burned out and is not reachable or the guard runs out of bulbs please report in writing and give to administration so maintenance personnel can replenish supply and replace unreachable bulbs. 20. DAY/NIGHT SHIFT: VERIFICATION OF THE WATER LEVEL OF THE CISTERNS. We have an automatic filling system that feeds the big cistern under the small pool. Once it is more than 60% full the automatic systems starts to fill building B cisterns and then the tinacos. Guard shall verify the level, as the city water company doesn’t feed us water constantly. This occurs frequently during the night. You need to verify that there is no leakage or overflow from the cisterns. Report to the administration low water levels. Maintenance personnel will indicate water valves for controlling all systems. Based on the water levels, the guard will call for a water truck. 3 Casa Que Ve al Mar Avenida Escénica La Ropa, Zihuatanejo, México 21. DAY/NIGHT SHIFT: After the pool is closed for the night, the night walking guard will remove all cushions from the lounge chairs and stack inside the roofed area of the lobby. He will also close all umbrellas and move them back against the stone wall of the large pool and by the shower wall by the small pool. This will be done to protect our pool furniture from rain, humidity and wind. The day walking guard will be responsible for putting the lounge chair cushions out each morning prior to the pool opening. 22. DAY/NIGHT SHIFT: Garbage will be removed and taken down to the end of the driveway to the collection area everyday before 6:00 am. All garbage should be put in large black bags and tied. Once truck has collected the garbage, the collection area at the end of the driveway should be inspected, any loose garbage should be picked up and bagged then placed behind the security station for the next day’s pickup. SECURITY GUARD CODE OF CONDUCT: 23. Guards are to be clean and well groomed at all times. Shirts are be tucked into pants. They are to be courteous and helpful at all times. At the changing of the shifts there is no socializing and superfluous conversation. Like wise when maids and workers show up for work, there is to be no socializing. At night noise is amplified especially in front of building A and between buildings A and B. Therefore, there is to be quiet time for the guards between the hours of 10 PM and 7 AM. This means: x No two way radio conversations except in emergencies or security company business. Volume will be on low x No telephone conversations x No talking at levels exceeding a whisper. x No personal radios and or cell phone used or text messaging x No cooking in the security station/gate x If there are noise complaints made by owners or renters such complaints are to be investigated, offenders are to be admonished. If this action is not sufficient to alleviate the situation, the guard shall call the Police for assistance. Any guard found to be sleeping on the job would be asked to identify him/herself. The offender will be reported to the Administrator within 24 hours who will instruct the Security Company that this person may not be assigned further security duty at CMV. 4 Casa Que Ve al Mar Avenida Escénica La Ropa, Zihuatanejo, México NOISE/IMPROPER BEHAVIOR COMPLAINT There has been a complaint made by an owner or renter against this unit. The La Casa Que Ve Al Mar rule of Noise Abatement has been violated. The rule states no loud noise or music after 10:00 pm. This is to advise you that if this violation continues, the Policia Turistica will be called to the property to deal with the issue.
