Queridos hermanos,
A few weeks ago, our Local Community
Board #1 conducted a public meeting at Astorian
Manor with a presentation from the City Planning
Commission about the proposed “re-zoning” of
Astoria. This is a process that has been implemented in many sections of the city over the last
few years to try to control some of the rampant
over-development we have seen due to the recent high value of real estate. This overdevelopment leads to such anomalies as eleven
story buildings in the middle of a row of twofamily homes, or a mega-tower on a one-way
street. The current zoning permits that kind of
construction; it was just never profitable to pursue it until recent years. Such construction can
seriously stress the infra-structure of sewers and
parking. The proposed remedy is “down-zoning”
in some areas, to limit the extent of development. On the other hand, there are certain pockets of Astoria that are currently restricted to only
one-family homes on a required acreage, which
prevent even two-family homes from going on,
resulting in a loss of property value for those
owners. So the ”re-zoning” for them could take
the form of “up-zoning” those particular pockets.
In other cases, businesses who hire local people
would like up-zoning so they could expand. The
zoning designations for our area will be found at
the City Planning Office website: nyc.gov/
planning. Right now you may not see them because they are still under revision, pending community input. So elsewhere in this bulletin you
will find the current zoning and the draft proposal. Whatever your opinion, we urge you to be
well-informed on this important civic issue and to
participate in the future community meetings that
are to be conducted. The decision is yours. We

la Comunidad #1 condujo una reunión pública en
el Astorian Manor con una presentación de la Comisión de planificación de NY sobre el nuevo propuesto para la zonificación de Astoria. Éste es un
proceso que se ha puesto en ejecución en muchas
secciones de la ciudad sobre el último pocos años
a intentar controlar algo del crecimiento excesivo
desenfrenado que hemos visto debido al de alto
valor reciente de las propiedades inmobiliarias.
Este crecimiento excesivo conduce a las anomalías tales como edificios de once pisos en el medio

una mega-torre en una calle unidireccional. La zonificación actual ahora permite esa clase de construcción; era nunca provechoso justo para perseguirlo hasta años recientes. limitar el grado del desarrollo. Por otra parte, hay
ciertos bolsillos de Astoria que se restringen actualmente solamente a los hogares de la unofamilia en un área cultivada requerida, que evitan
que incluso se enciendan los hogares de la dosfamilia, dando por resultado una pérdida de valor
de característica para esos dueños. Tan nueva
