Baja in Numbers
• Our inventory for sale in 2008 in Tijuana –
Rosarito – Ensenada region was 12,886
units $3,132 million dollars
• 2016 Inventory 1,052 units $206 million

• Average price in 2008 $2000 per sq mt
• Average price in 2014 $1000 per sq mt
• Today average price
$1400 per sq mt

Why is the inventory less than 2008?
• Developments stopped construction due to slow
sales and the contraction of the US economy
• Banks negotiated with the owners and
developments were given to the banks, and
banks are waiting for investors to continue
projects
• The investment opportunities start:
• From one million in land
• $10 million incomplete buildings
What happened in September 2008 ?
•
US economy went under after the Sub prime Loans
•
The developers and real estate agents changed the sales strategy and
decided to focus on the local market (Tijuana, Rosarito and Mexicali)
•
It helped stay in business but in the end it was not enough
•
During this 7 year period prices of home and condos in California
suffered a 30% loss of their value
•
In Baja the strategy was to re-design the units, keeping the same
amenities but making the units smaller
•
The prices went down as much as 50% of the original Price
•
Even with this change in strategy, Banks abandoned the market and
made changes in their policies making it more difficult to obtain
finance for home buyers
•
After years of negotiations with Banks developers agreed to give the
developments as payment
Whats goin on now?

Its been 7 years and it seems the long
Winter is over
•
US economy is slowly back in track
•
Our neighbors from California,
Arizona and Nevada are coming down
again
looking
for
investment
opportunities on ocean view and
ocean front homes and condos
•
The prices for houses and condos in
California went in to an spectacular
increase in prices, due to less product
to offer and the perception of a better
economy, Arizona and Nevada also
had a minor increase
•
The most significant thing is the
increase of 39.9 % in the median Price
and the return of equity loans

but properties in the coasts of Mexico (no more bank trust or
fideicomiso)
Mexico and US are working close so that the border crossing is faster

The new hispanic (Mexican-American) is
better educated and has better much more
income
•
They are second and third generation latinos
and speak Little or no spanish
They are more envolved in social, education
and sports programs, and are very conected to
the media
•
Incentives and tools for sales in the next 6 years
• Well organized communities (Americans and
Canadians are very involved in the day to day
activities of Baja)
• They sponsor Cruz Roja (red Cross)
• Most of the HOA´s are run by Americans
• 50% of the real estate agents are American
and participate in all the associations
• Its now by law that any person that works as a
real estate agent must be registered and have
a license (this gives more security to buyers)
